We paid the minimum and got the maximum in comfort with a freely given upgrade. The staff were very welcoming and were pleased that we were pleased. The hotel had a unique and modern design, extremely friendly and helpful staff and nothing was too much trouble. We visted the adjoining restaurant 'STEAK' and although it was quite expensive the food and service was worth every penny. We stayed in the room Loch Rannoch which featured a comfy king sized bed, a large flat screen TV with Sky, modern bathroom with huge walk in shower and despite other reviews plently of hot water!

Location is perfect. They are installing tram lines in the street but it still has access if you are arriving by car or taxi. Its a short walk to Waverly Station and all main tourist attractions can be reached by foot if you like to walk.
Room was excellent, breakfast was great. Did not try the restaurant at night but menu looked good and fairly priced.
Staff were all very friendly and attentive.

Spacious and comfortable- I think staff struggle when it is busy to be available but it does have a rather welcoming informality about the place. Don't worry about no breakfast- lots of cafe's nearby- I HIGHLY recommend "the Square" cafe round the corner- superb at very reasonable prices and lovely staff! Anthony stayed june 13 -
