Staff were welcoming on arrival and gave us plenty of information. The room was just what we needed, it was clean comfortable and cosy(important for Edinburgh in the winter). This is a B&B we will return to. At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture and facilities. Run by friendly owners and an adorable old cat watching the lounge. Good WI-FI. Breakfast is served at neighbouring Rick’s Hotel, really good.

The hotel is located above the Rick's bar and restaurant. However, the noises won't reach the rooms. The room is a bit compact but cosy enough. There are a wide range of drinks that could be chosen in the minibar of the room. And breakfast could also be ordered from the restaurant below. The location is good which is not far from the castle.

Paul and Deborah were excellent hosts - very friendly and informative. The room was clean and comfortable, and housekeeping was excellent. Room including breakfast was a real bonus. The hotel is in a quiet area but still only a short walk to city centre. I have already recommended staying at Abbey Hotel to my work colleagues.
