Overall quality of the place was really high including most comfortable bed I have ever slept, so clean and big room).. John was at there when we need and he is very helpful, friendly and kind. Room was very nicely and comfortably furnished, inpeccably clean that it
made me feel at home immediately. There were nearby bus stops but I had
preferred to walk (about 15 minutes to Waverley Station). A large
supermarket (Tesco) is 5 minutes away and so are a number of
restaurants. I went on a day tour that set off early in the morning and
John (the owner) gladly served breakfast earlier than usual for me, so
that was great hospitality. If it were not fully booked, I'd have

The breakfast was very tasty with lots of choice. Everything was served to your table which was nice but I actually prefer a buffet where you can choose what you want as you eat. Because everything here was served, you had to order your drink, cold starter and hot breakfast all at the same time. The staff were extremely friendly and professional.

I have never seen a bathroom as nice. My husband loved the shower. The
staff were really nice, friendly and very helpful and the butlers well

The older gentleman working in the reception was a perfect example of hospitality and he also seemed to have a great knowledge of Edinburgh, which he shared generously.

We arrived and were greeted by Stuart, who was very friendly and courteous during our check-in process. Then he took the time to give us a map and explain the many different things to see and do and made suggestions on how to go about it. He was very helpful. Every time we saw him at the desk as we were coming and going, he would make time to engage in conversation if we sought it out. He made phone calls for us, he helped us rent a car, he helped us plan day trips, and really went above and be

Gareth was an excellent, charming and affable host.
The room - 4- was very comfortable and tastefully furnished.(the 'detached' en suite was managed very well and we appreciated the robes)
I have a thing about white cotton sheets and towels and Fraoch House gets first prize! Excellent!
My cooked breakfast of smoked salmon, cream chees and bagel was delicious! Just right :-)
My husband went for the full Scottish and he was equally pleased.
All the other usual breakfast fare very well presented
