Pat & Adrian are a very friendly couple who genuinely care about their customers. We were originally booked into room 2 on the second floor, when they saw that my wife had difficulty climbing the stairs, they immediately offered us the ground floor room without even being asked, even though that room needed to have it's final clean & check

The location, the guesthouse itself, the room was excellent, clean, spacious and comfortable. The proprietors were very homely and welcoming. The prices were very reasonable. The food was excellent and plenty of it. You could choose absolutely any combination for breakfast. Highly recommend this B&B

It was home from home,added bonus i did not have to spend time in the kitchen.Lovely owners nothing was to much trouble for them,they went out of their way to please.My two teenagers are the first to moan if things are not clean,but they could not find anything wrong with this guest house,the only complaint they had was not being able to stay longer !

We had been invited down for a family wedding and were able to change into our attire upon arrival. The room was comfortable a little cramped but more than adequate for the one night stay. Plenty of tea/coffee in the room. Breakfast was very nice and a grand selection of items to choose from. Staff were extremely friendly and very accommodating. We really enjoyed our stay.

Lovely staff who were happy to help out with directions, recommendations for restaurants and so on! My partner even got given a card on his birthday which was touching! As a young couple it was also nice to have our own key so we could come and go as we pleased. We will definitely return if we visit Skegness again. -

The staff could not do enough for us and made us most welcome and comfortable. My partner is an invalid but there was no problems as there was a stair lift to our bedroom.The breakfast was the best we have had in a hotel. As soon as we arrived at the B&B we were greeted by rob who was really friendly and welcoming ... We were shown to our room Ron insisted on carrying our bags up the stairs for us . We were told breakfast times etc and we paid the balance ... The breakfast every morning was delicious and plenty of! The really had every intention of filing us up

The couple that run this place are very warm an welcoming! Me and my friend (not boyfriend but the closest tick box was young couple as we were not a large group)shared a twin room which was decorated well considering price and location. The breakfast was spot on and good quality. Really pleasant place to be. I would highly recommend this place as the people who run it really do know the meaning of good service/ hospitality!

Excellent location. I was origanlly put in a single room which was small, although adequate. As the TV was not working they happily moved me to a double room which was spacious and lovely. The cooked breakfast (included in the price) was excellent. Tea and coffee making facilities were in the room too. Excellent value for money. -

I managed to secure a parking space (there are only 3) but there was plenty of on street parking. Breakfast was good but it was only available between 8.15 - 9am. The staff were friendly.
