    The staff was excellent especially Claudia-who was exceedingly helpful in finding a tour for us to the Highlands and Loch Ness last minute. The tour left very early and she arranged for an early breakfast even though they weren't open for breakfast yet. Very pleased with its location within walking distance to the Edinburgh Castle, parks, convenie... what people say » nce store, the Old City, Hop on Hop Off Tours etc. I would recommend this hotel. Breakfast was a also delightful-they had continental, and traditional - Friendly staff & room (No,10) was clean, bright & comfortable with nice touches to enhance its ambience (sweets, tea/coffee & cushions on the bed). Room overlooked a shrubbery & had benefit of afternoon sun.Bathroom was excellent. Good choice at breakfast. Good location within walking distance from shopping area & restaurants. Would use again & would recommend

    Where to start ? We arrived at what must have been an annoyingly early time - right on Brekky time (not planned!), but Gareth never missed a beat and managed to serve breakfasts, check out other guests and still treat us in a timely manner as if there were no other issues going on :) In 5 minutes he had told us all we needed to know, took our ca... what people say » se for placement in our room and we started exploring Edinburgh - well armed with info and feeling confident. The room when we arrived back was simp - Gareth was an excellent, charming and affable host. The room - 4- was very comfortable and tastefully furnished.(the 'detached' en suite was managed very well and we appreciated the robes) I have a thing about white cotton sheets and towels and Fraoch House gets first prize! Excellent! My cooked breakfast of smoked salmon, cream chees and bagel was delicious! Just right :-) My husband went for the full Scottish and he was equally pleased. All the other usual breakfast fare very well presented

    The location is fantastic, just 100 meters from Haymarket station and also easily accesible from the airport. Besides, the main attractions are also located within walking distance. No sweat! The room and its facilites were good enough: great enough, featuring coffee machine and free wifi as well. Needless to say, the room was clean. Breakfast was... what people say » also great. Definitely I would come back to this hotel, while travelling to Edinburgh again. Thumbs up! - The attention of the staff to make sure you were settled in. The staff had put on the heating in the room in advance so it was lovely and warm. I was leaving before breakfast started and they had laid out cereal and toast making facilities to use. They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh. Very strong and secure wi-fi Puts a lot of the big brands to shame

    It is a little way out from the very centre, but a straightforward walk from the Guest house (takes 20mins) and there are loads of buses for £2.50 for a full day as many journeys as you like you can't really complain! I loved the hotel - had a key for the front door and our room. The room was spacious with a lovely view. Breakfast great! Owners LOV... what people say » ELY!     What a fabulous Guest House. In a true Scottish Manner I was met at the door and made to feel absolutely welcome. The staff were very professional and friendly and couldn't do enough for us, especially at breakfast. Our breakfast was a true Scottish munch - very well presented and not thrown together.
