We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. The shower always had hot water. Breakfast buffet consisted of cereal, toast, jam, yogurt, cheeses, pastries, fruit, juice, coffee, and tea was perfect to start the day. B... what people say » us stopped right outside the guesthouse but we did not need it much as the walk was a comfortable 15 mins to royal mile. Lots of places to eat nearby. - The B&B has really nice, with high ceilings and mouldings. Owner was very friendly and a nice welcoming host. Bed was comfortable, rooms were warm. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town. Breakfast was good, with coffee or tea to suit. We would stay again.

I am from Edinburgh so am familier with the area and new that it was on the outer limits of the city centre. But I walked from there into town on Sunday morning pulling a suitcase and it wasn't far atall. Even with sore feet from the night before! The staff were friendly and very helpful. The wiifii access is quite fast and the access code is in a drawer. Wasn't told - This is a charming small hotel, easy walking distance to City Centre. It has a comfortable little bar, reasonably priced, didn't sample the bar food but if the breakfast is anything to go by I'm sure it'll be excellent, as was the breakfast -freshly cooked to order, as much tea/coffee and toast as you want. The room was spotless, freshly decorated and beds comfortable, the bathroom was spotless too - good shower.Parking for a few cars on site. I will definitely use this hotel again.

They made me feel at home. Thank you guys!!! I really enjoyed staying at your hostel. I hope to come back in the future. Fabiola - It's a lovely place with amazingly friendly staff! For the price you pbly won't find a more original B&B. It is nicely situated, though closer to New Town so that you have to walk a bit to get to Old Town. The breakfast is nice if you take the cooked breakfast. We'll stay there again if we go back to Edinburgh.
