We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. The shower always had hot water. Breakfast buffet consisted of cereal, toast, jam, yogurt, cheeses, pastries, fruit, juice, coffee, and tea was perfect to start the day. Bus stopped right outside the guesthouse but we did not need it much as the walk was a comfortable 15 mins to royal mile. Lots of places to eat nearby. all reviews »
The B&B has really nice, with high ceilings and mouldings. Owner was very friendly and a nice welcoming host. Bed was comfortable, rooms were warm. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town.
Breakfast was good, with coffee or tea to suit. We would stay again.
We stayed in a large family room which was great, we were also able to have breakfast earlier for we needed to check out earlier too. The internet wasn't bad and the TV was big with quite a great selection of channels on it. The two hosts were very lovely and very helpful. Absolutely perfect stay for visiting lovely Edinburgh.Walk into city central only 20 mins.

The Bellevue guest house was like coming home. We were greeted with the delightful smile of Sam the host and were shown our luxurious room (although it needed a few light bulbs). It is a charming 20-30 minute walk to old Edinburgh or take the bus right outside the door.
Everything was good. for England, it is a very good hotel for good money. and I like to book it again. The breakfast room and the breakfast was a bit of " old British life". The whole hotel has retained its old house Image to the end.
Loved the service, very helpful owners, breaky was included every morning and was great. So close to the main streets of Edinburgh and a bus stop out front, perfect location.

Room cleaning is only between 10-11 am and breakfast is only 8-9 am. These should be extended by an hour. No take-away food allowed in the room so the breakfast room should be opened so guests can eat there as there were several "take-away only" places in Edinburgh.

There was still hair left in the shower and it was a bit noisy in the morning where we were staying on bottom floor in room 1 with doors slamming.

According to hotel policy the total price of the reservation would be charged on the day of booking. On arrival I was surprised when Sara asked to be paid in cash before giving us the keys for the rooms. She was rather unaccommodating when being questionned about the hotel policy of prepayment. I had to phone letsbookhotel.com to sort out the problem. The situation was very stressful for us.

Our link from travel supermarket had said there is a swimming pool.
The wifi barely reached our room, so won't be usable for most devices.
Car barely fitted in the car parking.
Poor quality breakfast ingredients (just out of a supermarket bag), mismatching old furniture.
the time for breakfast . one hour only from 8 till 9. could have been more flexable. Also the room was really cold there was no heat at nights and mornings.
The door keys did not fit too great. Bathroom door would not open from the inside. You needed to have a person on the outside of the bathroom to open the door.
