The hotel gardens and the surroundings are fascinating for an early morning stroll. Do eat in the hotel even though it's expensive as their executive chef menu is something to behold. Breakfast was very nicely tended and the staff was amazingly courteous at all times of the day (even late night). The location is fantastic (5 minutes from Rialto bridge and 7 minutes to Piazzo San Marco). There is plenty of shopping and eats in the area. Rooms are very spacious and the bathrooms are newly renovated and very clean.

Breakfast and only 2 or 3 m walking to San Marco - The hotel was charming, bright and full of character. We stayed in the Junior Suite which had a jacuzzi, a reasonably priced mini-bar, a flat screen TV and the room was decorated in a quintessentially Italian manner. All that really matters is excellent: location, pleasant and competent staff, facilities, cleanliness. Breakfast was very good, but it`s main selling point is the terrace in which it is served - on top of the rooftop above the Grand Cannal with the most magnificent view.

This hotel was our favorite from all of our hotels this trip. The location was perfect for walking everywhere and easy access from the water taxi at Rialto bridge....just remember to turn at the Disney store and you'll always find it!
We did eat in the restaurant one night and it was very good. Our waiter was excellent and I'm pretty sure he is the only Italian waiter to have smiled at us our whole trip (no joke!)
We also had a couples massage one evening. Though I would not say it is a "spa"

Directly behind Campo San Zulian (Church), could be hard to spot due to the mazy outlook of Venice streets. If you spot Timberland, you are 30metres away from the main door of the hotel, take the quiet dark walkway on the left from timberland to avoid walking a long detour on the right (which leads to san marco square)
