friendly and helpful staff. The hotel is not easy to find (actually -
nothing is easy to find in Venice except main landmarks) so be prepared
to walk aroung for an hour or so until you get used to the location.
Hotel has it's own pier so it is very easy to get if you take a
water taxi or private boat from aiport or train station. Overall - will
recommend the hotel.

This is a smaller boutique hotel with excellent service! Rooms are small but luxuriously appointed and comfortable with more storage than immediately meets the eye. Breakfast was excellent with delectable choices. The staff is kind and extremely helpful with requests and eager to make excellent suggestions for traveler's ease. Staff is excellent, always ready to please and help. Michelle speaks perfect English. Location is perfect. Although it is not on a canal, it's only 20 seconds walk to Grand Canal, 30 min leisuer walk to St. Marco's Squre, and 10 min walk to St. Lucia Train Station which is very convenient to us as we were travelling by train.

Everything was great.
Very spacious room and a nice welcome with a bottle of champagne (we were travelling on our honeymoon). We enjoyed the view on a small romantic channel with gondolas passing by (there are some rooms with windows overlooking the Grand Canal).
Excellent location, easy to find and get to (next to a water bus stop),and great for sightseeing and shopping (just a short stroll from San Marco with all designer stores on the way).

Location was about 10 mins walk from St. Marks Square. Close yet far enough away from crowds. Rooms were lovely.Ours was small but had view of canal while our friends had a huge room to make up for lack of view, I reckon! Personally, I loved room with a view. Staff very helpful and breakfast very tasty. All in all, great value.
