Location - perfect (near San Marco square, but on the small quiet street).
Room - clean and cozy.
Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included).
Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.)
Owner - intelligent, polite and friendly person with great sense of humor.
All together this will make your stay in this hotel perfect.

the location was brilliant. got on the grand canel and the water taxi stopped right at the hotel front door. staff and room was all very nice. breakfast was the best we had during our two weeks in Italy.

This is an good hotel for a family. The hotel staff was excellent! They really went out of their way to accommodate us. We also enjoyed having a family room as these are hard to come by. The hotel staff was very polite and extremely helpful. The hotel room is spacious and grand, quite medieval venetian style. The hotel gardens and the surroundings are fascinating for an early morning stroll. Do eat in the hotel even though it's expensive as their executive chef menu is something to behold.
