Nb's offers rooms as well as apartments. The rooms are nicely decorated and have tea/coffee making facilities whilst some of the apartments, which are located around Edinburgh, feature a kitchen. All rooms have a TV with Freeview channels. An optional full Scottish breakfast is served daily at Nb's Guesthouse, and lighter continental options are also available. Nb's is located within a mile of many restaurants, bars and theatres. Princes Street and Edinburgh Castle are a 20-minute walk away and there are excellent public transport links outside the guest house.

Friendly and helpful staff. Friendly staff. close to the city, good price, all in one room,. Very friendly atmosphere and supportive staff. We had come to Edinburgh for a one night stopover and needed to bring our dog. Nb's provided lower floor room with a door leading outside without having to go into the front entrance of the Guest House. The room was a small appartment with kitchenette and living area. Good value for money.
all reviews » It was a cozy place and the bed was more comfortable than I thought it was going to be.clean, near Bus stop. Price was reasonable. Nothing. The one girl we talked too was very sweet although her English wasn't brilliant.Parking issues should be more clearly explained (lack thereof). we stayed in an apartment on 3rd floor and we had a very heavy bag.The web site said that there was free wireless Internet access, but when we got to the hotel, the attendant said that it would cost us £10 per day. It caused us some issues as we had to go on the Internet to make our next day's bookings. We booked a double room. The double bed was very comfortable, however, it was up against the wall on one side so that the person by the wall had to climb over the other person to get out of the bed! The sausage and haggis on the cooked breakfast did not taste very nice so I would suggest the juice/cereal and toast option which looked fine.Upon arrival, everything looked in order, but upon closer inspection, the bed was pretty dirty. There were stains on the bed spread and then a few stray hairs in the actual sheets. Kinda gross... but the room was only £44, so what should I expect. We only stayed there from 7PM til 4:30 AM, so I don't know how the breakfast service was. little hot water in room sink tv was terrestrial and only 2 channels had good picture no radio kettle cord very short - just reached plug. Very basic. There is no left, very old building, not as shown in the internet, once they start preparing cooking the food in the hotel kitchen all the building smells by the building food smell..........Reservation was for 3, but not all beds made up. Room not really fit for purpose. Had to climb over bed to close curtains. Couldn't have bedside lamps plugged in. Didn't tell us when breakfast was. When I went there, there was no staff, the door was looked, My wife and I had to wait more than 30' under the rain and cold weather, called for the boss to take our booked room. It's first terrible. Then they asked us to move in your apartment (about 5' by walk), they gave us a number which they said apartment's door key, we walked there, but can not open the door, so we had to come back the hotel.

A cooked and continental breakfast is served from 07:45 to 08:45. However, if you would like a longer lie-in, a continental breakfast can be brought to your room. If you like to rise earlier, continental breakfast only is served from 07:30, or a breakfast tray can be arranged the night before if you have an early flight.

Hotel information details

Nb's was awarded a 4-star diamond award by the prestigious Automobile Association (AA) Accommodation Guide. The accommodation is considered to be excellent by a number of guests, many of whom have returned many times. The house does not have any left-luggage facilities, but the bus outside takes you straight to Waverley Train Station or the main bus station, where there are left-luggage lockers and holds. The staff will help you with this to make it as easy as possible for you. All the team are very friendly and will do their utmost to ensure you have the best stay possible in this warm and friendly guest house.

Important information to guests

Please note that this property cannot accommodate large group bookings or hen and stag parties. Check-in after 18:00 is possible but has to be arranged with the property prior to arrival. Contact details can be found on the booking confirmation.

Information about the area

The house is situated in a residential area adjacent to Lothian road - a district of Edinburgh that is home to a number of restaurants, bars, hotels and theatres. It is also very close to public transport.

Room information details

The guest house is set within a Victorian building with lots of character, but it has been modernised to today's standards.

The decor is modern and warm and the beds are all new with deep-sprung mattresses to ensure a wonderful night's sleep. The window blinds are black-out lined too.

The en suite shower rooms are quite small and are only designed for one person at a time!

Due to road traffic, the rooms at the front of the house can be a little noisier than those at the back. However, there is not much traffic at night.

Due to the age of the building, please note that some rooms are not very large. If you need a quieter room, please request this when booking and Nb's shall do their best to provide this.
