Definitely location. Only about 20mins walk from Notts Uni and 10mins bus ride. Convenient if you're on a short business/study trip to the Uni. Near to Tesco's, Coop, and other convenient store as it is 5 mins walk to Beeston High Road where all the Beeston town shops are. Beeston Station is also just around the corner, and it's only 6 mins ride to the city by train. Single room I stayed was spacious, bathroom is right size and wifi available throughout the place. Staffs were really friendly.

Group of girls for a Night out in notts they didnt stigmatise us, in fact they Were more than willing to ensure We Were comfortable and has everything We needed to ha e a good time. Our room was very clean, spacous enough, lovely hot shower and plenty of mirrors!!! It was also appropriate got families. Couldnt have ask for anything more! :-). This hotel has preserved all the best bits of old-fashioned: cosy comfort, kind and efficient staff, everything just where and when you want it. Lovely peaceful breakfast room with the most attentive and friendly service. I would recommend anyone to say there for the amazing value alone. And the place is also an art gallery with a collection of stunning photographs and artworks all over the walls. I had a very large room and whilst the décor of the Hotel is definitely 'retro' 60's (naturally) it is strangely very cosy. The bedding was very new and extremely comfortable. Excellent breakfast served by cheerful, efficient staff. The young man who checked me in was extremely pleasant and recommended the Victoria pub for excellent evening food just a 2 minute walk away. Good location, bus-routes etc. Particularly useful if you're doing work at the uni (only a 10 minute busride and takes you into the campus) Staff were lovely TV had loads of channels (nice for chilling out) Rooms weren't too bad either. For a budget hotel I was very pleased. Clean and well-organised. Lovely staff, very comfortable though perhaps a bit dated.My brother and his fiancee particularly liked the jacuzzi bath in their room. Handy for local train station into Nottingham, within walking distance of a nature reserve and handy for Beeston town centre. Excellent and helpful staff, fair English breakfast with other options available. I recommend it as very close to Nottingham tennis centre (5min with bus - 20-25 walking distance). It was very close to the University where we were attending the open day.Breakfast was very good and quickly cooked to order. Bright and inviting comunal areas. I had to leave early on the Sunday morning. The staff made sure that I had some breakfast before I left in spite of being too early for it to officially open. However it would be useful to have a bus timetable there, as travellers without cars need to know where and when the buses go into town. The immediate location is not great as far as activities and things to do. That being said, you can always get a bus. Also, the sounds from other rooms travel. It might be an idea to give a recommended maximum volume for televisions because some were extremely loud. Didn't bother me but some people may find being on the main road a bit noisy. It was Perfect. Bed a little firmer than used to, but thats pot luck where ever you stay. The kettle in the room wasn't working!! Apart from that no problems at all. 3* is too much for this hotel, would say it's a 2* hotel. Car park quite full and difficult to negotiate.Kettle didn't work in my room. We were in second building in non ensuite rooms. bathrooms were very cramped an un-inviting. Walls were very thin an easily disturbed by comings and goings of others on floor. The hotel should consider putting on the building it owns next to it a sign with an arrow pointing to the main reception. decor was dated but this didn't matter. Nothing. no instructiond for tv. not clearly signposted at night access to parking. We stayed in the annexe which has incredibly creaky old floorboards. Sleep was disturbed when people moved around the building. Single glazing windows so quite noisy as next to a busy road. The hotel is a bit tired but the staff clearly work hard to keep it clean. My room was at the front and was noisy simply because the traffic never really dies down. The hotel can't help where it's located though!. The size of the room (a bit too small), but for 1 guest it's still okay. It's on a busy road, and the rooms don't have double glazing, so it can be noisy. If you have a room overlooking the road you will need to use earplugs if you want to sleep properly. Sausages. the only thing i didn't like was the dust under the sink and noise from main road which isn't a problem if you have to get up by 8am. Parking can be a bit tight, get there early or you're out on the road. The snow. Access to parking area when main gates were closed was a bit difficult. Hotel old-fashioned and could do with refurbishment, I that would probably mean the prices would go up. One of the rooms we had was freezing, even with an additional radiator. nothing. The location is on a busy road although it did not disturb us. Shower which couldn't be adjusted, not enough parking. All ok. the bed had a mattress topper on but very lumpy. Hottest day of the year and the radiators couldn't be turned off!! Bed was a bit old and creaky!.
