Lovely room - only there one night. Very convenient to where our relations were living (that was a fluke on our part). Very clean, comfortable, friendly and good value for money.The owner made us welcome. The room was spotless, the beds comfortable and the shower worked properly. What more could you ask for?? Breakfast on the Sunday was hot and reasonably priced, and served quickly. We would definitely stay again.

Room was just what we wanted. Central position to the town. the room was clean and big. Not much. Being within walking distance of the centre of Ipswich. smoke fouled poor food indiffent staff over priced. Limited parking. A very nice hotel. no times of restarant opening and closing times given at check in. Had to call to get someone for reception - bring a mobile!. I would have liked a bit more bigger size of tea cups. No shaver socket. Lack of hot water on demand! If these people are on a water metre it must be costing them a fortune while residents 'run off' streams of cold to get to some hot!. They have family rooms yet they also have very loud music playing in thepub downstairs. I had to go and ask them to turn it off at 12:25am thenthey continued making noise till 02:00. when trying to get in to thehotel the owner and other people drinking would not move so I could getin to get to my room (very rude). The shower was not very efficient. Lack of instructions - i.e. fire regulations, times etc. The owner said that he had taken the information cards down to improve them. hard to find the staff when we arrived. booked breakfast the night before. waited outside on the street for 15mins. phoned moblie in the end and had to wait of owner to get there. on fire notice on bedroom door, but there was one in main entrance but with no details on where to meet if a fire broke out. smoking behind the bar while we booked out.No hot water. The standard of breakfast was unacceptable - to be brought tea in a mug for instance; there was no menu, no cereals fruit or buffet available.

The onsite parking is limited, however, there is on street parking nearby.
