    Very clean bed and breakfast. Excellent service and exceptionally helpful staff. Old Scottish townhouse with clean interior, high ceilings, spacious rooms and lovely conservatory for breakfast. She was very friendly, told us everything we needed to know and check-in was quick and efficient. The two bedroom, two bathroom, living room and kitchen apartment was huge and extremely clean. The breakfast was self serve, but great. The apartment was located on a nice quiet street about a 45 minute walk or 10 -15 minute cab ride from city centre.

    Lizzie and Gary are incredibly hospitable and helpful. Every day at adelicious breakfast Lizzie will give you some hints on what's on inEdinburgh. We stayed with our little one (2y) and were very warmlyreceived. The guesthouse is continuously improving its decor. Frequentbuses take you in less than 15 minutes to city center. The location for us was ideal as it is close to the student accomodation whaer our daughter is - but with very frequent busses it is only 5 minuits to Princes street, or a 20-25 minute walk.

    The staff are extremely friendly and accommodating. When I had three hours to wait until I could check into my next hotel, Margaret let me stay a bit late in my room. A big chain hotel is seldom this flexible. The room was large and quiet, the location was central, and the price was absolutely stupendous. This is what a "family operation" should... what people say » be. I would absolutely stay here again. - Very courteous accomodating hosts, they were very flexible. Duly answered all our queries and made us feel at home, very quickly. Excellant customer service. The value for money was simply excellant, the food was fresh and we had good options to choose from.

    Great hotel with friendly staff. The family room was spacious and comfortable. Breakfast was superb (best porridge I've ever tasted!) Lunch was freshly prepared and good value for money.     I would highly recommend this Guest House. The staff were friendly and welcoming. The vegetarian breakfast was deliciously unusual, I had a banana and burnt syrup pancake. I was very kindly given a plateful of food as I had mentioned that I have a long train journey ahead of me.
