The Guest House was all (and more) than I expected within my budget - The reception was EXTREMELY friendly - The room was clean, well provided for (Tea, Coffee, ETC were free!!!!) - There was a great range of breakfast on offer - Served to the room!!! - no waiting in line in a dingy "dining room!!!!!" -at a time of my choice (within reason!!!!"-The manager (Bea) made it clear that if there was anything I needed, or any questions that I had then all I had to do was ask!!! All in All A VERY UNFOR.

Great value for money and very convenient location near the underground station. Right by the tube station. Very cheap for London. Full Breakfast delivered to your room. Huge TV. Kettle, microwave fridge in room. I would stay again. everything about the place was great, the location is very strategic with many connections to the underground rail, and many places to eat. Older townhouse with character, quiet large room with kitchenette and good location close to Nottiing Hill, shopping and dining out. Huge and confortable room for a very good price. Breakfast served in the room. Veeery friendly and willing to help staff. The staff were very friendly and accommodating. The location is incredible just a few feet away from Holland Park tube. Owner made us packed breakfast as we needed to leave early. Sheets and towels spotlessly clean. the owner was friendly. breakfast was delievered to your door. Good location next to tube station. Great spot right beside Holland st and it did have microwave and coffee facilties, sky tv and OK breakfast. Would suit back packers but not mature people who like comfort. Just the location and the lady in the reception who was kind enough to change my room. - well located next to the subway Station "Holland Park" - friendly staff. NOTHING!!!!!!!!!. no private toilet, but since it's a guest house, I can understand very well. The bathroom was key operated and across the hall which was most inconvenient. Room and bathroom in very sad state. Wardrobe and kitchen doors broken. Curtains hanging off hooks. Not all bulbs working. Everything was neglected. Bathroom worked but bath so old, no shine left. Shower screen not secure. Again very sad. you can clearly hear moving noice above the ceiling. showerroom is on the 3rd level which not convenient for my not-well legs. Room floor is not level as it's a worn-out building. Could do with a makeover. Very small bathroom ..so small you had to sit sideways on loo!. Rooms are very basic.the room with private toilet-the toilet is not in the room but seprate,the room was just stinking with smell coming from the street.I had to change the room because of the smell but the other room was noisy... - very small bathroom, not even a square meter - dusty! - very old and used stuff (kitchen, beds etc.) - not good value for money.
