Excellent location, great staff and breakfast, coffee/hot chocolate anytime, close secure parking, cheap, great AC after hot walks around the city, and a police station literally right next to it. For first time travelers to Rome who want a safe place near all the tourist locations. This is the place. It felt like we were staying at our home in Rome rather than a hotel! very specious, stylish and comfortable room. The owner is very friendly and helpful. Location was perfect, walking distance to Vatican and St Angelo Castle and city centre is only 15 mins away walking. I would not look for another place to stay when I go back to Rome again.
we actually stayed at the brand new Residenza Alexander, which is 500m or so away from Residenza Elisabeth, closer to the Vatican; the rooms are apparenly decorated the same way (ours had a poster of Marcello and Anita); for those coming by car, there is Parking Prati (150m away) where you can leave your car for 20 euros per 24 hours.
Spacious room, design style from property, very nice and friendly owner, quiet residential area - we felt like home! Its also very well located with several attractions (like Castle St Angelo, Vatican) and city centre only 10-15 mins walking away, Airport shuttle bus stop just 5 mins walking away near Piazza Cavour.
The room was clean, warm, tidy and well decorated. The staff was friendly and very eager to help. The location of the hotel was ideal, center of the city but not...too much center. Everyone should explore the neighborhood since it is not touristic, therefore you can find originally Italian restaurants and bars etc.
Elizabeth is extra friendly and helpful. Room was comfortable and you
feel like you a are a guest in someone's well-appointed home. They
provide a free bottle of champagne in your room (though we don't
drink alcohol but great if you do!).
Hospitality, comfort, friendliness, value, location.....the staff were excellent, could not have asked for a better location. Excellent value and comfortable rooms. Not hesitate to return or suggest to family and friends.

The room I was in had it's own bathroom but to get to it I had to go out into the hallway. My room was the only one that was made like this though.
Be careful in Rome however, near the tourist areas there are beggars, pickpockets, and people wanting to give you "free" things that will later hound you for money. This is not within the area of the hotel, but mostly around tourist locations.

Bad wifi reception. Nothing else.
Better to bring your own toiletries (shampoo and conditioner). Note that
there is no sign outside, so just go directly to the address and look
for the name on the call buttons next to the door. Breakfast is
extremely basic.

Do not like the fact that we lived to the wrong address indicated on the
website. I do not understand how this could happen because for a
Schengen visa hotel gave the official confirmation in February. From the
beginning it upset me, but the location was actually better.
They provides breakfast, but it is too economic with one small bread and a cup of coffee. Of course, it is better than nothing.
Bathroom down the hall. We knew it was that way. There are four rooms and one has a detached private bath. We will ask for one of the rooms with the bath interior to the room. It was just a minor inconvenience. The bathroom was one of the most spacious on our trip of staying in four different BandB's.

Everything was great. Oh, in the last room wifi is unreachable.

1. Heating didn't work
2. Please do not nook taxi with them as they charge 50 euro each way. According to the local law it must not exceed 48 euro when you take white taxi
3. Staff not happy when you pay by card and just keep pestering you to pay everything in cash.
4. Breakfast- 1 croissant per person and 1 cup of coffee.
5. Finally they toilet got blocked and we had to pay 40 euro for the repair despite that we didn't use the toilet as we used the toilet in the other room.
