  It was very quiet away from all the maddening crowds, close to bank machines/metro stop and the romans away from the tourist sections were very nice. Also the rooms were very fresh/clean/air conditioning worked great after the heat/dust from the city. Breakfast was very good and if asking for a cappucino it was made for you. Our room was a good size for two people--just enough space--and the bathroom was very modern and clean (something that can be a rarity in other Italian hotels). The Lepanto a metro stop is just a few blocks away, so seeing the rest of Rome is easy and getting to the Termini train station is very convenient.   The Owner is an interesting lady who keeps the place in a perfect way. Room are spacious with a large bathroom. The guest house is on the 3th floor of a old nice building. It is really nice and you will have the feeling to be in house more than a Hotel. It is safe and well located.   The staff are by far the biggest asset in this hotel. We were greeted by Raphaella who could not have been more helpful throughout our stay. On one night we had an issue getting our mobile to work which given we had left our two small children with their grand parents was an issue. Located very close to the Vatican and right in the middle of two metro stations ( - We stayed 3 nights at Fabio Massimo and really enjoyed our stay there. The staff were really friendly and since there were only about 9 rooms (I think) the level of service was exceptional. Breakfast was good and the hotel was really close to some good restaurants.
