Very good facilities and the best if you are driving it has a parking rigth in front of the Hotel. Satff very good and the restaurant food and service is superv. they provided a 10% discount to Hotel guests. Charming place, rooms with a great view. Everything was lovely. Great location. The hotel was nice, quiet, clean.The location is excellent and the room size was great. the bath tub/shower. It was too difficult to get out of. A step stool or small step installed on the floor would be most helpful.Not really a problem but the restaurant was down several flights of stairs and in a separate building over a small alleyway. (Breakfast was in the main hotel building). Saw a cock roach in the dining area but we chose note to draw attention to it.The evening staff was not as helpful as expected. They insisted that we should park our car in the public parking (11 Euro a day) vice the parking available to Hotel guests. However, after showing in the reservation that free parking was listed, we were able to park there. Free internet would have been appreciated. The internet through the tv. It kept kicking me out and was hard to use.I should have stayed longer !. My room was on the floor above reception and the coming and going at night was noisy and disturbing, sometimes it didnt go quiet until 1am. My room was on the side of the building and so didnt look over the view, it was very dark and gloomy. The bath was split level so you couldnt get your body under the water. Toilet wouldnt stop running.No tea making facilities.The staff not very helful. Our AC didn't work. The staff wasn't very helpful. They said they would send someone to check on it, but they didn't. It was 30 degrees Celsius in our room for our entire stay.the bathroom was a little dirty and they had a large group in so when we went to breakfast the tables had not been cleared so had to use a dirty table and nothing had been restocked and no one was there to help so we had a very bad breakfast.

Travelling information

From North: A1 direction south, take exit Sinalunga-Bettolle; take SS75bis direcction south, after Perugia change its name in SS75 direction Assisi-Spoleto; take exit Assisi-Santa Maria degli Angeli Nord.
From South: A1 direction north, take exit Orte, take the connection road between Orte and Terni, after ca 20km take the E45 direction to Todi-Perugia. In Ponte San Giovanni take the SS75 direction Assisi-Spoleto, take the exit Assisi-Santa Maria degli Angeli nord.
From SS75 Exit Santa Maria degli Angeli nord - Assisi: drive through Santa Maria d. Angeli and then up the hill in direction Assisi Parking area "A" (or Piazza dell'Unità, or Parcheggio San Pietro), it is the first car park that you can meet driving up the hill! From the parking "A" drive straight on up the hill, after the medieval gate of San Francesco there are three roads, the one in the middle is Via Fontebella, 150meters more and here we are!
