Location suited our purpose for trip - ie Wedding reception at Manly Golf Club. Wonderful location for Manly beach (2 min walk) & close enough to walk to all Manly' s facilities Friendly staff, clean but older facilities, suited our requirements well. We were part of a four room group who attended a wedding at The Kiosk. The location was FANTASTIC. Our room was great, we loved the view despite being in the block away from the beach.

We booked 2 rooms as we had elderly parents with us (not one of the options above I notice). One room (billed as ocean view suite, last one available) did have ocean view, even though it was a standard motel type room. It was not luxurious, but clean, secure & had most basic facilities - bathroom, kitchenette & desk. It was relatively quiet & very close to the beach. On site parking, distance from ocean ,quiet. Staff were helpful, pleasant. Kitchenette is good. the location, !the balcony and the view.the people in reception were all very nice. Short walk to the beach and not too far from centre of Manly, with cafes nearby. private entrance heritage features in room, moulded ceiling, fireplace surround. Staff were very helpful. Although that's a 10-15 min walk from downtown Manly it's in a pleasant neighbourhood with several good cafes, restaurants and shops nearby. I didn't like the way the backroom door locked on the inside and I couldn't get out (didn't realise I had to lift the handle UPWARDS) and panicked and got a friend to help me get out. I didn't like the drunken atmosphere in the bar/restaurant next door when we returned from the wedding. Facilities in room very dated, no lift, but still good value for money. Small parking spaces. Parking arrangements are a bit tight. Air conditioning is not available in all rooms. the wardrobe door. No soap for the spa No shampoo or conditioner. slightly rundown. The second room, a "spa suite" was dreadful. It was at the back, near an internal passage leading to a laneway. It had no opening window, no aircon, a VERY noisy fan, was dark, no reading light. It was very basic and could not be called a suite under any definition - just a bed and bathroom. A bit of noise from a party in the common area which was initially a worry (but they did leave to party on elsewhere by 11pm). The bed had seen better days, the room was quite cold & had no heating. Bathroom too small, bed not comfortable, staff smoking outside but directly under room so smoke came into room as well as their voices. There was no bath mat for showering and no room service. poor parking we had to park 2 streets away. I told the girl at reception and she moved a sign so we could park. the bed very uncomfortable. the motel needs a bit of upgrading.. The windows in the bathroom (room 7) were not lockable, with broken clasps. The street front location was noisy with people parking to go out to dinner/drinking. I didn't feel the premises were secure so carried all valuables whenever I went out. spa was unusable as a spa because of cracks and didn't seem clean, also unsafe step into spa bath. Inadequate storage, had to get staff to help set up TV, Tea/coffee arrangement poorly set up h(had to put Kettle on floor before cord would reach power!). Linen and pillows very poor quality. TV was miniscule. Bathroom was old and tired, there was no hairdryer or iron and we were going to a wedding and needed these items, staf provided them for us after we asked though. The window didnt lock and it was over a roof so there was no security. Room was small and old fittings. Not good value for money. trying to find a park for your car only on street parking not on location out-dated units fly screen on sliding door needs replacing all ripped cob webs out on balcony fridge needs replacing smells mouldy. PaRKING facilities poor and one night had to park away from motel as no spaces left NO SITTING PLACE AVAILABLE. Dreadfully uncompfortable bed. Absolutely NO support!!. These comments apply to the Oceanside 4 person suite, not the motel. Very expensive for what you get. Parking difficult. Suite badly needs renovation, particularly bathroom and kitchen. Needs proper A/C and window locks. Poor TV reception, external antenna is required. Suite not well cleaned. No bedside tables. The bed was too soft. we found a needle on the ground in the bedroom. it's dangerous. Tv to small. It's a rip-off - they are charging room rates close to those of major hotels while offering services more in the backpacker category. To take a few things at random (i) we stayed 2 days and there was no room servicing at all on the 2nd day, (ii) they supplied a kettle but no cups or mugs, only two bowls (both chipped), (iii) they've never got round to replacing the washers on the bathroom taps, several of which were in urgent need of it. I could go on .. Cleanliness was not fantastic and the price per night I thought was very high for the quality of the room. Matress was flat, no ironing board. There was not enough toilet paper, no glasses or cups although there was a kettle and cooking facilities, the beds were missing slats so were super uncomfortable, no safety rails on either of the top bunks which was terrible and potentially dangerous when traveling with young children. The Room was every basic & had no TV and was nothing like the photo of the room on line. I didn't get the room I paid for. All taps leaked The air con spat black rubbish out & smelt of cig smoke Curtain broken Had to ask for towels Staff had to fix bed lights No blanket or Doona. To expensive for what it is - noisy and in dire need of a overall!. Lack of cleaning stuff for plates etc. No wifi despite given PW; very noisy aircon and impossible to be in very hot room without aircon on. Indifferent young desk clerks and nowhere to put rubbish outside room. Flimsy locks on doors. Not very clean, poor room facilities, room not tidied each day, no washing up facilities, no on site activities, outdated furniture, analogue tv (4 channels), poor parking facilities. The facilities were not as advertised or described and far below the standard advertised there was no air conditioning or heating available amenities were old and some were broken; linen was limited etc when things broke down the management was very slow to respond staff were not resourced to deal with enquiries. The place was mis-represented on its website. There are no Ocean View Rooms but they charge a premium for them. I rejected the room and took a non-view room but no adjustment to the tariff. Information on the website is not what you find, WiFi free on Web, charged at premises, They charge a 4% surcharge for credit card but not put on the website. A second rate venue!. Rooms were tiny, tv didn't work, no doona on bed, things were broken in the bathroom, too expensive for the terrible room - I would not stay here again or recommend to anyone. the bed was terrible it all rolled into the middle and was not big enough. the kitchen cupboard door would not close. the air con was very noisy and could not sleep. once the cars were parked you could not get your bags in or out of the hotel not enough room to walk around. over all the hotel needs a complete refurbishment. we would not stay there again or recommend it to anyone. The price was over the top for the standard of the Motel very small room, bath room, you had to sit on toilet it was almost part of the shower not good value for money, had to asked for full roll of toilet paper. never again would I go there. Everthing, it was falsely advertised on the net, it looked clean and newer not old and dated, it smelled really bad, it was the most disgusting place I have ever stayed at and im not happy at all!!!. Dirty rooms very small nothing worked .would let my dog stay there. This room was absolutely disgusting. There were exposed pipes in the room, the walls were unpainted. The toilet roll holder was broken. There were no windows except for one skinny one right up near the ceiling. There were cups in the room but no kettle. There was no carpet on the floor. Photos on the internet did not match what we experienced. We cannot understand how they can even legally rent this room out, let alone charge $139.00!. no clock radio alarm poor tv reception rabbit ear peeling paint in bathroom ceiling limited parking. Place was dirty, cob webbs, fill grit under foot with no footwear. Only stopped one night out of two which was paid for, no attempt from owners to refund other nights accomodation.Could not reccomend.
