Location, car parking off street, queen size comfortable bed with clean linen, room had all necessary amenities. Wonderful breakfast which would have catered for all tastes and individual preferences. Although the arrivals clerk (first day could have been better) he did change our room from top floor to ground floor when he saw one of us had a disability. That was greatly appreciated. The clerk the second day was excellent and very helpful.

Location was prime very close to town only a 15min walk to city shopping 10mins to Rod Laver. Hotel is away from the hussle & bussle very quiet & safe area. Great having a fridge in room & also a microwave very convenient. Room was always nice and clean. Breakky had good variety. Yes there are stairs but it wont kill you. So close to MCG and transport. Beautiful area with terrace houses and 2 blocks down on Wellington Parade were great restaurants especially the Indian Restaurant called Twofat Indians and seven eleven shop. Quaint hotel with history nice breakfast room with outdoor patio. The staff were very friendly and security was excellent. My husband and i enjoyed our stay very much lovely staff and the room was comfy and clean ,we had tickets to a show at Rod Lava we were able to catch the train to Flinders st to meet friends for dinner in Fed square walk to our show and walk back to our room after . Although I was not able to indulge in breakfast, the appearance of the dining areas were quite appealing. Restaurants around the corner on Wellington Parade and a 7/11 store were handy, Excellent location to stay overnight close to the city, MCG and Rod Laver. Whilst not the most modern of accommodation it was more than adequate for my needs. After all, I don't want to own the establishment, just wanted a clean, comfortable room with breakfast and I definitely got that. A good breakfast, though mainly cold. A very pleasant breakfast room. The area is a wonderful one for walking around, very attractive; and also handy for trams and buses, but quiet at night. We'd come back again. Our host Adrian was lovely and friendly. The Buffet Breakfast was divine. It was easy walking distance to Rod Laver arena. The bed was extremely comfortable. Will certainly go back if we get the opportunity. It was cost effective with the free breakfast and parking. The room was adequate for our trip...clean bedroom. Facilities in the room were great for making snacks etc. Lovely breakfast and service. We found it hard to understand due to his Asian accent and his habit of adding "ugh" at the end of everything he was said. Location was a bit out of the way but is in walking distance to the city. If you wanted a tram it was a short walk to the tram stop. Friendly Asian Staff running the hotel few didn't understand the English language. Towels were very small and thread bare, rooms were small but cute saying that we were out all day. Taxis to Airport cost $55.00 not $35.00 that the front desk organised. The Continental breakfast wasn't quite right but there was plenty to eat. We had a double bed a queen would have been better. We needed to get away quite early, but were unable to due to our car keys being locked away. Difficultly getting a large vehicle out from behind the Hotel. Nothing. We couldn't open the curtains in the bedroom so had to tie them in knots to let in any daylight. That's the main thing. The office could have been open longer in the evenings. The hot water in the shower was a bit of a problem in that it ran hot and cold. The room wasn't like the pictures advertised, however it was still very comfortable. The bathroom needs some work. Could have been cleaner/ tidier in comparison to the bedroom. I could not get normal stations on my TV when I went to watch it. The car parking is very limited. We arrived at around 2.30 pm and got the last available car park. The rooms are clean and comfortable,but very much in need of basic maintenance, broken fittings repaired /replaced and a touch of paint would make a world of difference. Telephones in rooms cannot be connected to outside the hotel. Specifically, one cannot make a call from his/her room. You have to go downstairs to the reception to make a call. Rooms look a little tired and could do with an update - including the bathroom!. Did not have any dislikes. Decor a little tired but very clean, bathroom needs to be regrouted but clean and tidy. Bathrooms are a bit tired, but can see they have improved some. Nothing. Facilities in room, particularly in bathroom, in major need of renovation and replacement. Otherwise very clean for what there was to work with. i.e. toilet cistern broken and hanging off wall. the bed was a little hard. They provided WiFi but it was not convient how they dispersed the time in 2 hour increments useable only on 1 device. I prefer a facility with unlimited access. They provided unlimited access but you needed to go to the front desk to obtain the access increases beyound the first 2 hours. The free breakfast was OK but not a nice as some other facilities of similar price range. Off street parking is awkward - best for guests who are able to leave their cars parked for the duration of their stay. Street parking is restricted by the Council. The bathroom in our room needs upgrading. that there was no elevator Hard boiled eggs were over cooked - Bacon & scrambled eggs would be a better option. The only negative for me the fridge inside a cupboard was very small larger items bottles wouldn't fit unless laid down they leaked.Apart from that yes I would stay again. Melbourne weather. Outside the CBD, might be less suitable for one who wants to be close to the main streets. There was a bit of moud in the bathroom. carpacking small. Nothing. Restricted car parking, however, due to location, understandable. Very small room. no lift, room very basic and small however was adequate for my needs. Parking arrangements limited , bedding comfort was only fair, batthrooms need an update, breakfast waiter needs to wait till guests have finished with their plates / bowls before taking them away- staff should wear a uniform/ badge or something to identify them. shower was a bit hard to regulate temperature. Advertised espresso coffee for breakfast, only over-cooked filter coffee on buffet!. Shower over the bath. The "cooked breakfast" was a real let down plus the size of the dining room was way to small to accommodate guests. Parking arrangement was slightly disappointing. Street parking would be an option (provide ticket for window display). Size of rooms was a bit small. Could improve attention to detail, need to clean paintwork, curtains missing hooks. small bathroom. bathroom could do with a renovation.
