My room was pleasantly colourful, light and airy with a huge long window. It's in a very green part of Melbourne and away from the hustle and bustle of Melbourne but still walkable or a only a short taxi ride away from the city.
Receptionist for her professional and helpful manner. I asked on arrival
for the nearest hairdresser and she provided a gift/discount
voucher. Excellent!.

You could re number your rooms using the convention of 0 on the ground floor
1 on the first and 2 on the second.
No dish washing cloth, no high chair available.
sofa beds were very uncomfortable and no soap.

No door on bedroom & bathroom very small & in need of upgrade.
The laundry was only available between 9am and 7pm which was inconvenient for me because I was working then. Traffic noise of the nearby main roads. One of the bins had not been emptied before I arrived. The bathroom/toilet continued to be smelly even though it had been cleaned.
There were pubic hairs in the bath tub and on tiles.
My daughter slept on the divan bed and when we opened the linen package both the top and bottom sheets had dirty marks.
Then, I went to get into the queen bed and there was oil stains on the sheet where I was sleeping, it looked like butter or sunscreen oil marks. We certainly weren't very impressed by that as it cost us a lot of money.
Birches is an old block of 70's unit with open air car parking which costs $10 per day which is $10 too much!!!.
Lack of cleanliness facilities - not even a dishcloth to wipe the bench after preparing food. Basic necessities lacking.
Internet was an extra charge!! And expensive. I had asked for twin beds
and was given a queen and sofa bed. When I inquired about why not -
there was no real explanation and certainly no apology!!!.
Mix up with bookings;
Key did not have correct code on it for after hours entry and I was not told this on arrival.
Sofa bed was incredibly uncomfortable.
