Very friendly staff, very knowegable about the surrounding area, transport and eating out.
ROom was very clean, and well decorated. We stayed in a small double, description was very accurate, but decent for 1 night stay.
Breakfast was lovely, well cooked and plenty of.

Although on the small side, the room was cosy, comfortable and very clean. Lovely big, soft fluffy towels provided as well as a complimentary bottle of water and tea/coffee making facilities. Shower had good pressure and plenty of hot water. Breakfast was yummy. Short walk into town centre either along the promenade or through town.
Room was excellent. Good facilities, clean, very comfortable bed, window was open giving some nice air - all around excellent en-suite room. Nice touch having complimentary water in fridge.

We stayed in a superior room which was spacious, clean and well designed. Excellent kingsize bed and some nice touches such as minibar, tea making facilities etc.. En suite shower room was also well designed with an excellent shower.

Lovely guest house, everyone very friendly and helpful. Good location only 5 min walk to the beach and about 15 mins into the centre of Brighton. Room was small but had everything we needed, was clean and nicely decorated.

Friendly Staff, very helpful and accommodating. Short walk to seafront and then to the pier. Quiet location, slept well. Nice restaurants and many shops nearby and easy to get around on foot.

Not much to be honest. We found the table at breakfast a little small when loaded with teapot, cups and breakfast plates etc. But it's a minor observation.

The hot water tap on the sink in the shower room was loose and spun round when you turned it on so if you forgot water sprayed everywhere.
Although described as not suitable if you had excessive luggage, it is small with very little space around the bed. Breakfast times Monday to Friday were from 8.30 am, so we missed having any breakfast as we had to leave by 8 am.
No acknowledgements of email confirming arrival time. Hotel offers a take-away breakfast option, had requested that in the email but it didn't materialise.

Our 'compact' room was so small the door wouldn't open fully as the end of the bed was in the way.The en-suite was very small too. We expected it to be cosy, but not quite that cosy!.
The bed wasn't massively comfortable, but that was probably personal preference.
Bathroom was very small, but it wasn´t really a problem at all. The negative's if there were any would be that I wish I could have stayed a few more days as i love Brighton, as it has a such a wonderful and fantastic culture.
Pillows were a little hard.
Room was on ground floor (which it stated on the original booking) close to front door meaning it was quite noisy when guests came and went. Door pass system gives off a beep which I found a little annoying, specially when trying to sleep.
We had the small double room because only one left and it was a bit tight but didn't really matter as we only stayed 2 nights and did not have much luggage.
If you are into size, the hotel is small in many of the details. But you
expect it in europe.
Bathroom was rather small, and the heating needed to go on several hours before we arrived!.
