Excellent place to stay and good value. Really friendly staff and great breakfast. Don't expect hotel like service as it is more like help yourself. Really unobtrusive, if you need anything help is available, if you don't, then just get on with it and enjoy your stay!
Very relaxed and easy going and a superb approach to how a guest house should be run.
Very high standards all round, I had a spacious and well designed room, liked having your own space and also having kitchen facilities and garden, so a home from home. Everything was absolutely superb, very welcoming after a long journey to be able to relax in clean and very high spec environment. There was nothing that hadn't been thought of. The buffet breakfast and the provisions made available on arrival was another wonderful benefit. I would recommend it to my family, friends and associates.
Facilities were excellent, lovely kitchen, conservatory and garden for guests to use. Very attractively designed bedrooms with everything you could need. Lovely bathroom. Free wifi. Super buffet breakfast. It was ideally situated for St Clements Hospital where we had meetings to attend.
We loved the concept of having our own room within a house and all its facilities - like home from home only more luxurious and relaxing! Good to have 24 hour access to a kitchen and food/drinks Easy booking and checking in. Very well organised all round. Definitely recommend.
Great really comfortable and beautifully decorated rooms. Great facilities .e.g. Run of the kitchen and great breakfast choice. Could save a young family a fortune. The garden was superb.As was the charming staff and the owner. Faultless. Will always stay here if in Ipswich.
This modern style bed and breakfast gives real quality throughout. Much thought has gone in to this establishment even down to incidentals such as an extended hair dryer lead. Immaculately presented and very comfortable indeed.

It looks like a simple bungalow, but once inside expands to the most luxurious accommodation. I had the studio room and it was just wonderful.

Sound does carry a little but we were in the room near the kitchen area. That said, we weren't really disturbed and guests are very considerate.

A few stains and scuffs on walls and carpet a bit off putting. Our room was close to front door and kitchen which meant we were woken up very early as people arrived and left.
The one disadvantge was not to have tea/coffee making facilities in the bedroom. I know there was an "open kitchen" to get snacks and refreshments but it is nice to wake up and be able to have a cup of tea.
