They really went all out to accommodate us and our dog. They shifted things around to get us a room and made us very welcome when we arrived. They had water ready for our dog on arrival and offered to dog-sit the following morning.
Very pleased with the really homely welcome we received and it was all great value for money and a fantastic central location.

The hotel was easy to find, first impressions were wonderful. Staff were well informed and very helpful, the room was large, clean and verging on luxurious. A well equiped shower room, which had a modern feel but not overdone. The hotel was a short walk from all the historic sites and the thoroughfare of Edinburgh, just around the corner from the playhouse, We would definitely stay here again.Very friendly, excellent location and superb value for money. Welcoming , friendly Staff. Very good location and cosy little hotel. convenient location of Hotel.Comfortable bed. Location. Good Staff. location was handy for the city and buses, timing of breakfast was appropriate considering the last night shows on at the Fringe festival;. Hotel is close to the city centre. Shower was good.Convenient location. Nothing. No cooked breakfast. A brighter colour in a small room for the curtains may have made it more welcoming to walk into. Only negative i can find!. Noise from busy main road would affect front facing rooms. I believe breakfast should be offered earlier than 0830 hrs. . road side rooms could do with double glazing to redue noise levels. Double glazing would really be advisable in the rooms that face the street...Unfortunately the hotel was being decorated and dining room,lounge etc. was unavailable.I imagine these facilities would be good when open.
Television was very small. need new windows to reduce noise. the only bad thing was my pilow, very thin. anyway, excellent. breakfast was rather basic. Choice of music over breakfast could be a little more perky!. The breakfast was not that great. Breakfast was very basic continental. Could have done with more selection or with an option for a fully cooked breakfast for an additional cost. However beaing in mind the price for the room, this was not a real issue. problems with the heating -which was fixed, to be fair.room on the street-side may be loud. Bad traffic noise,. Mattress was very poor and needs to be replaced. Hooks on drapes need to be reattached. Extra charge for cooked breakfast, lack of a dinning room. Yes. The noise from a group in the garden from early afternoon {which was fine} but not to continue all through the night until 6 a.m. Not much of a breakfast. Room was at front of hotel, so some traffic noise. as it said on the website,the noise from traffic in the front rooms was pretty bad.....thus i would recommend bringing a set of earplugs at bedtime.bed very low & soft

Would have liked cooked breakfast. There were no hot breakfast serving in the morning.Our room did not have all advertised facilities like phone or trouser press. Cooked breakfast option did not appear to be available. There seemed to be only two young people running the hotel. Room rate was high due to Festival season and Tattoo. Breakfast was poor, but the location was good, so still would recommend. the breakfast is simple. The room was in a poor state of repair, cracked lino on the bathroom floor, bathroom door did not keep closed, light above the sink had no bulb, cramped for space around the bed, no chair in the room.1) Cleanliness of blinds in room. From the bottom to the midway point they were clean, but from the middle to the top the top was caked in dirt. 2) There was an internal window propped up by a bottle of windolene. On removing the said bottle, the internal window fell rather quickly. This could have been a hazard if someones fingers was on the recieving end. Pretty noisy. Not very well maintained.Road Noise ;. drawer broken in room, room was smallest of the doubles available in the hotel (as seen from map) curtain rail was broken, only one beside table, bathroom could have been cleaner, shower was blocked up when we arrived but cleared on day 2, wanted a bath in bathroom this was shower only, croisants and buns for breakfast were stale, it was very noisy at night we were woken at 1,2 3, in the morning. Although not exactly in the centre of town the hotel appeared to be in the prime location for drunks to gather in the early hours of the morning so try to get a room at the back. Curtains did not cover the windows which meant street light entered the room and there was holes in the carpet. Shower far too hot initially - I scalded my arm trying to turn the temp down.
