The staff couldn't be more helpful. The problems with the hotel are not their fault.

We had to walk up 5 flights of stairs my husband is 73 years old and we had no idea we would have to go this far and with luggage. Any over weight people would not be able to get into shower. Rooms are small but clean. Only a hotel for the young. Breakfast was served in the room each day but was identical each and every day.

The location was ideal and easy to find. The rooms were a perfect size and having breakfast served in the room was lovely as we could have it our leisure. The staff were very friendly and helpful, plotting all the key sights on a map and explaining their location to the hotel.

Staying in the room adjacent to the reception desk was noisy at times however this didn't impact us too much. The pillows weren't that comfortable and there was only one spare. Again this wasn't a big deal though.

Perfectly located about two blocks to San Marco one way and gondolas the other. Lovely and professional greeting. Breakfast delivered at agreed time. Very nice. I would go back gladly.

153 stairs to climb each time you return. Room was very small but comfortable. Shower was tiny, too.

-the breakfast is nice. -room is ok and clean. -location is good, just next to the Ferrari and 5 minutes walk from the square.

-our room is on the top floor, when we go upstairs will be very hot. But there is air condition in the room, so you need to wait until the air condition comes cool.

Location - it is next to Piazza San Marco Staff- very nice and friendly. Room decoration - very unique

No elevator, we need to carry our luggage to 4th floor to see the reception, and carry another 2 floors for room (Luckily, the staff has helped us to carry to the room, but when we checked out, we need to take them down by ourselves

The morning wake up call with breakfast was my favorite part. Hot water pot in the room with assorted teas to have tea at night.

It doesn't bother me because I'm used to it, but it's 3 or 4 flight walk up.

Very close to piazza San Marco which was great! Hotel room was spacious enough with nice Venetian decorations. Free wifi. Excellent hospitality from the staffs who are friendly. Breakfast is served in the room.

On 3rd floor without lift. Had to climb up the stairs all the way. Reception closes at 7pm.

Great friendly staff. The fact that breakfast was included and served in the room made it more convenient. Maps were given out as well. The location was awesome as it was so close to St Mark's square. And the staff had contacted in advance to find out arrival time to organize check-in as well as emailed directions to the hotel, which is extremely helpful for first-time visitors to Venice.

The wifi Internet was not connectable for about a day. And as the service desk is not staffed 24 hours, we couldn't inform staff until the next day. So it was a minor inconvenience. There was no lift, which we were warned about. It was a slight challenge lugging a big luggage up 3 flights of stairs.

- Location is amazing, everything is right at the doorstep , 1 min to Piazza San Marco and 5 min walk to rialto bridge - Our room was very big, taking into account that we were in Venice - the breakfast was served in the room, and for us it was a pleasure; it could need some improvements, but it is fine for a nice start - The room was well designed, with comfortable bed and very clean; fresh towels every day - the staff was lovely - wifi worked very well during our 3 days trip - very good price for Venice We enjoyed our stay and will definitely recommed this place to our friends. The reception is closed after 7 p.m.

- Indeed there is no elevator, but for us this was not an issue, as we did not have heavy lugagge - thin walls, we can hear very well your neighbours

The location is great for the major sight seeing. Staff are really friendly and always willing to help. Always clean. Church bells provide free 7am alarm clock.

Location was amazing, everything is right at the doorstep - shops, watertaxis, a perfect location. Staff were lovely and friendly, super helpful. The room and furniture is beautiful Venetian design. The bed was so comfortable, which is very important after a long day of shopping and sightseeing, so we slept well. I would definitely stay here again as it made our whole experience of Venice even more special. There is no lift in the hotel but don't let this put you off - we had 2 suitcases at 25kg each - (that the lovely guy at reception helped us with) - but very much worth it to stay here.

- easy to find - in the nice shopping area - nice employee - clean - reasonable price - nice enough for short stay

- thin wall (you can hear people talking through room,and outside noise can be very loud even middle of the night) - VERY tiny shower room - no amenities but soap

Going up to the 3rd floor with your luggage is not welcoming at all. Good thing the staff met us halfway to help us. The floor is creaky. The flannel blanket has stains.

Convenient location - next to San Marco Square and hidden among the shops and restaurants. Clean and decent size room.

On level 4 without a lift. Poor breakfast. Not really worth the money we paid for but hey, the whole Venice is expensive and commercial so better just passing by rather than staying overnight.

Great location! Clean and cute room, small but not to small. Its definitely all about the location with this one.

Bed and pillows could do with an update very hard. Bed was two singles pushed together. No topper under sheet so was a gap in the middle. Breakfast was lacking, no croissants just plain white bed rolls and some jam, coffee etc. It

very bad cheap breakfast which contains a biscuit, tiny jam and undrinkable coffee, surffed in the room like prisoners. No elevator and u have to take your luggages three levels. the toilete was broken. the lady in reception left before her duty is finished and we were newly arrived. big amout of money for such kind of hotel

The hotel is hiding in a small lane, difficult to find it. when I leave the hotel, they insisted to ask me to pay while they have already took my money as soon as I reseved the room.
