Directly behind Campo San Zulian (Church), could be hard to spot due to the mazy outlook of Venice streets. If you spot Timberland, you are 30metres away from the main door of the hotel, take the quiet dark walkway on the left from timberland to avoid walking a long detour on the right (which leads to san marco square) Hotel is very comfortable, showers and heaters were good. location was good. its on top of a restaurant, apart from the closing of the restaurant at 10-11pm not much noise was heard from the room.

Wifi may not be stable due to high traffic usage in hotel. You need to pay for it too.

Very convenient location, at the center of Venice. Everything is near. The staff is very friendly, and the hotel is new. The elevator is currently being installed so it will be easier for future guests to get up to the third floor of the hotel.

Excellent Hotel in the Venetian style! Kind staff. Near Piazza San Marco and the Grand Canal. The hotel fits the description. This area is a pleasant surprise of boutiques and restaurants. Internet worked great!

Very small windows in the room, there is no way to look at the street. But maybe that was just in our room :)

The hotel was clean and the staff very helpful and polite. it is located close to the main centre tourist area of Venice.

It was rather difficult to find as it was just a doorway through an archway in a small alleyway. Although this seems to be the normal situation in Venice.

Breakfast was very good and plentiful. The staff especially Meldy and the housekeeper were very helpful and courteous.

No elevator or a porter service to help with luggage. Need more specific instructions to the hotel

Everything about this hotel was excellent: friendly staff, nice accommodations, very comfortable bed.

The included breakfast was a little uninspired, and the "art" on the walls was on the kitchy side. We arrived late at night, and finding the hotel was a little tricky. No fault of the hotel, but do NOT expect to find night life in Venice.

The hotel is very near San Marco Square (5 min walk), the rooms are stylish and comfortable

The location is so special in the heart of the city where can easily approach all the famous monuments and only 10 minutes from both Saint Marco square to the south and Ponte Del Rialto the north . The hotel is surrounded by the canals with Gondolas ,resturants,coffee and icecream shops . I could feel the spirit of the old period and I could walk to any place with joy and interest while passing by the amazing Murano glass and other handcraft shops in addition to the kiosks which offer beautiful and relatively cheap stuff for souvenir and while takin a rest from time to time in one of the many distributed curches .I liked also the water buses which are available all the time and can transfer passengers to the main stations easiliy and with fun across the Gran Canal

Tv wasn't working but fixed next day not immediately No left !!!!! This the 1st immpresion. With heavy luggage will be a disaster where staff is laughing !!!!!! Heating system can't be adjusted. One of the recieption staff miss guide me to make a long distance call which cost me 35 euro for 1 minute !!!!!! The staff who doing the breakfast not smiling at all which not good as starting your day

The location near Piazza San Marco provided excellent walking access to the sites we wanted to visit.

The hotel was very difficult to find. Accommodations listed for 4 people in the room did not provide reasonable space. Cleanliness was a concern based on stains/residue on the walls.

Location, although the hotel is somewhat hard to find and not many people seem to know it.

I know it wasn't a highly rated hotel, but still!!! It is really a rundown place, for the price of almost 100euros/night, it is absurdly not worth it. I left after 1 night. Service wasn't very good. They were polite but they weren't very helpfull, they just did what they had to do and that was it. Breakfast was very small and very average. I would never recommend this place to anyone.
