2. The breakfast. Not much choices (2 rolls, jam, butter, cheese, 1 croissant, tea/coffee/hot chocolate) but it was OK and quick. The table setting is lovely though.
3. The location. 3 min from Ospedale vaperetto stop on foot. (Not very difficult if you have heavy baggage like us as there is no bridge or stairs). COOP sup

The location is excellent! It's really close to Piazza San Marco. Also, I was sent directions by hotel staff in advance, so it was very easy to find the place (which usually can be quite tricky in Venice). Great location, lovely room, friendly staff, peace and quiet, air condition, nice breakfast.
It really helps staying 5 minutes away San Marco and walking distance from almost all attractions.
We loved the place and have already recommended it to friends and family.
I shall definitely want to stay there on my next trip to Venice.

the location was brilliant. got on the grand canel and the water taxi stopped right at the hotel front door. staff and room was all very nice. breakfast was the best we had during our two weeks in Italy.

We were asked to call ahead of our arrival so that Alex could be there
to greet us. He was extremely accommodating, giving us a map of Venice
and instructions on taking the bus shuttle to the airport a few days
later. Alex then showed us around the apartment, the design of which was
very nice, with space for 5 to sleep, an oven, hob and towels, as well

Extremely helpful desk clerk who spoke very good English. Loved the location once we found it (but he was helpful with directions too). Espresso machine at breakfast was great (do it yourself) - Clean good sized room. Bedding for 5 is quite rare but is great for larger families, convenient location, good transport link close by.

Excellent location. Very close to the Grand canal and within easy walking distance of all the sites. Excellent facilities within a small space, very large fridge/freezer, dishwasher, full size cooker. Beautiful main bedroom finished with net drapes making the bed look like a four poster!! Plently of storage in both bedrooms. Very clean and welcoming.
