The owner of this hotel is a very elegant man, who was very helpful and made our stay all the more enjoyable. The room itself was not large but had a wonderful veranda that overlooked a canal. The location is a bit tricky but it seemed that everything was hard to find in Venice even with all the signs. - Helpful, friendly staff. Pleasant ambience.

1. The staff. Nice and friendly. Although not all can speak good English, but they try their best to help. Quick response to my emails. They provided directions to the centre.
2. The breakfast. Not much choices (2 rolls, jam, butter, cheese, 1 croissant, tea/coffee/hot chocolate) but it was OK and quick. The table setting is lovely though.
3. The location. 3 min from Ospedale vaperetto stop on foot. (Not very difficult if you have heavy baggage like us as there is no bridge or stairs). COOP sup

Also, I was sent directions by hotel staff in advance, so it was very easy to find the place (which usually can be quite tricky in Venice). It really helps staying 5 minutes away San Marco and walking distance from almost all attractions.
We loved the place and have already recommended it to friends and family.

to greet us. He was extremely accommodating, giving us a map of Venice
and instructions on taking the bus shuttle to the airport a few days
later. Alex then showed us around the apartment, the design of which was
very nice, with space for 5 to sleep, an oven, hob and towels, as well
as other little essentials such as washing up liquid. There is a Co-op

Very nice accommodations: understated classy decor, very clean, very large bathroom, very secure & safe, wonderful selection for a lovely European breakfast, every staff member friendly and helpful, great location (away from the touristy centers but only 10-15 minutes to all of Venice by foot). The Staff where lovley and the cleaner kept the room looking lovely. it was in a perfect centre location , everything was close by on foot rialto 5min walk , San Marco a ten to 15 min walk. Excellent location. Very close to the Grand canal and within easy walking distance of all the sites. Excellent facilities within a small space, very large fridge/freezer, dishwasher, full size cooker. Beautiful main bedroom finished with net drapes making the bed look like a four poster!! Plently of storage in both bedrooms. Very clean and welcoming.
