The location was fantastic. There was a beach right across from the hotel. The view was fantastic. The hotel is right on the bus route and within walking distance from town. Staff was friendly. Room was clean. Just could not beat the location. Would definitely stay here again. Great location, ocean view, comfortable room, easy access to area and all that P'Town has to offer but on the edge of town so tha tyou are away from the noise and activity of the town so that you have the chance to relax.

And we had a beautiful view as well. The Breakwater is ideally located across from a spectacular view of the ocean. Its charm is is old world style motel. It is a no frills with charm, cleanliness and great caring staff. We loved our stay at the Breakwater Motel ... the owner was super friendly and kind .. the view from our room was spectacular ! We will back there for sure. the owner could not have been more accommodating. the cleaning staff was friendly and very good. its at the beach and very close to downtown. Owners take a lot of pride in their Motel and take any concerns or questions you have seriously. Great location across the water. The owners were very friendly and helpful. Loved the ocean right across the street and the shuttle every half hour. We have stayed here multiple times we especially LOVE the owners they are super super people. The staff was very good giving information on local topics, transportation Etc. Proximity to the bay and ease of traveling into Provincetown. Location with shuttle, price, and cleanliness. location, convenience. The location, while a few miles from downtown Ptown, was convenient to public transportation and nice view of the bay. The location was perfect for our vacation. Good check-in practice however messages are not left for the next manager. A good value and the ability to NOT have to reserve for a full week. I'm answering this survey on an iPhone and q2 shows 4 radio buttons but no identification for the rating so I had to skip it I will tell you I booked 6/17 because this was a last minute wedding. I liked that it was the only room in ptown that was available and the shower pressure. Oh, and that we didn't get robbed. The front staff and cleaning lady seemed pleasant. Bayviews, pet friendly. Proximity to the ocean. Close to Provincetown. Nothing. Rooms were a little small. There were fees added on to total bill the were significant. Wish fees were given up front and it wouldn't have been an issue. The shower was a bit on the small side. Good for the group of women but IF my husband had been with me he would have had difficulty. The lock on the ajoining room was less than secure. It was a mile away from the center of P Town. Although the bus does stop directly in front every 20 minutes.It does not have a pool either. nothing. It would be nice to have a Continental breakfast. Nothing everything was wonderful. There was no coffee for the coffee maker. A/C is struggling. The Breakwater felt out dated and unkept. Play up the mid century design but freshen it up. The bathroom was FILTHY!!!! Mold and human hair along the door frame inside the bathroom. Dirty, dirty, dirty along the floor where the wall joins the floor. Fixtures and wall covering so old they looked dirty but were not, just very worn. No access to the pool next door. The bed was uncomfortable and the sheets would stay put. Had a backache every nigjt. Had to mlve the coffeemaker to plug it in. Bugs in room. Room was small.Bathroom was small.Good for a Night Not Goog For a Week. Poor ac, super far location from center, dirty carpet, really old dated rooms. There was a coffee maker in the room but I would prefer on in lobby in the am. Sketchy people staying there. Obviously since this was the only available room in ptown we paid double what it was worth for two nights. Needs a makeover, bathrooms floor, horrible, remove carpet,. Very outdated. Not very clean. Very small. No restaurant on site . Old, outdated room. Mold in the bathroom. It smells. 177.00 for a subpar room. Roach in the bathroom and unkown pubic hair in the shower.
