Great people, helpful and good breakfast. Very nice location, quiet, convenient. excellent location and excellent,freindly staff. Hotel managers very nice and helpful, made us feel quite at home at their guest house. An idyllic and quiet, small guest house near to the city center, run by a friendly family.Comfortable and quiet, and excellent location, also very good breakfast!.

Had loads of tour brochures in the guest house, so that you can leave your hotel with a planned tour already in hand for the day. Quite room to the back of the property overlooking the garden. Close to main bus routes for all parts of Edinburgh. Quiet location yet very near all the attractions of Edinburgh. good breakfast but 8am to 8.45 am a bit limited especially when on holiday. very handy for central edinburgh.quiet house. able to return late very flexible about arrival time.Clean room, lovely building with fab staircase! We stayed in the attic room so having our own facilities was nice, although the shower was a little small!. Owners friendly, breakfast adequate, but limited . The room was comfortable, but a bit small and old. Bathroom was in the hall and was good.Breakfast is good. Staff, silence at night, breakfast, room reasonable size.It was quiet, not a hotel full of kids. Good location. We were allowed to leave our luggage until 1pm on day of departure. Staff advised us about restaurant facilities and walking routes. Location. Breakfast was good. Friendly staff. I can't say what I liked most, because there is nothing good to say about the hotel: 1.first of all, the owner after booking the place in the hotel sent me email, asking no to come earlier that 10 a.m. 2. Owners are not hospitable 3. when we wake up at the daytime it was freezing in the room, the heating system was switched off. No complaints!. Attic room was very small (well sufficient for two). Breacfast was only served between 0800 and 0845, would have been better if service was extended to 0930.parking v difficult- not a good choice for anyone with a car. A bit overpriced for the quality of the room and having stayed at better BandBs for less money. Fair walk into town and places and no parking.TV is old-fashioned. No sat tv and mounted too high on wall, check out before 10am,breakfast 8-8.45am,. Cooked breakfast. Breakfast time was inflexible (only 0800 - 0845).Overpriced. Breakfast only between 8-8.45am. Grumpy staff, not very approachable. Didn't feel very welcome. Uncomfortable bed, shared toilet/shower.The private bathroom was not adjacent to the room. The bed mattress was hard as rock and lumpy. To change the owners of the hotel.
