  A breakfast was included. The beds were comfortable. The room was great. Plenty of hot water for our showers. Our "host" was very sweet to us. She told us about a local cog rail ride, and we actually went on the ride up the beautiful mountain. - Pleasant, cozy and convenient...the owner had great tips on what to see and do.
