Walking distance to old city about 45 minutes or easy bus ride. Beautiful home, gracious host. Breakfast was delicious -

friendly. They went above and beyond to help us with our trip and to
make sure we were comfortable with our stay. The breakfasts were great
and they even made other guest's meals that weren't even on the
menu!! They both work really hard and long hours and always have a smile
on their faces. They made the start of our trip to Edinburgh.

Rooms and public area renovated or kept in excellent shape with new furnishings; beautifully decorated. Host Bill friendly and helpful. Good Wifi. Instant coffee powder and milk generously supplied and replenished. In easy reach of centre, with necessities shopping, pubs and eateries nearby. Sufficient public parking space, bus stop a few meters away. Not exactly cheap in overall terms, but good value for Edinburgh (sigh).

The owner is very easy going, trying her best to provide you with the best living experience. Clean and comfy room which is more than I bargain for. I wish Abbotsford Guest House can appear in other countries so I don't need to spend time searching for a good hotel anymore. Breakfast is nicely made. I see no drawbacks at all! Totally worth it!

Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. Clean room and friendly staff. Feeling like I was living with a family! honestly I didn't expect the room is big enough for ten people to live in, since we only had three people. Marvellous!
