Rooms and public area renovated or kept in excellent shape with new furnishings; beautifully decorated. Host Bill friendly and helpful. Good Wifi. Instant coffee powder and milk generously supplied and replenished. In easy reach of centre, with necessities shopping, pubs and eateries nearby. Sufficient public parking space, bus stop a few meters away. Not exactly cheap in overall terms, but good value for Edinburgh (sigh).

Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host
cooked all guests who were visiting for the rugby a great breakfast on
both mornings in h

The Dene Guest House was the perfect choice. Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!

friendly. They went above and beyond to help us with our trip and to
make sure we were comfortable with our stay. The breakfasts were great
and they even made other guest's meals that weren't even on the
menu!! They both work really hard and long hours and always have a smile
on their faces. They made the start of our trip to Edinburgh.
