janette and brian made our stay at the lakes special. we arrived to a big smile from janette and as it was our anniversary she left a card and chocolates for us which i thought was really lovely x x x the rooms were spotless and breakfast was to die for x janette and brian are so friendly and helpful i would recommend anyone to stay there x x x -

Dining room is modern and there was a good atmosphere at breakfast time. Staff were efficient and friendly. Our budget room was clean and cofortable. Perfect for our stay. Limited parking on the premises but lots of free and unrestricted parkining across the road.

This was a perfect break. The staff are such a friendly team and really go out of their way to make guests feel welcomed. The views out over the fells make you feel relaxed in the first 5 minutes.
