  Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). We stayed in the Artist room which was neat, quiet and very clean, with a lovely view over the canal. The - In one word - Excellent. Location - perfect (near San Marco square, but on the small quiet street). Room - clean and cozy. Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. All together this will make your stay in this hotel perfect.

  As many reviewers comment, the entrance is sparse at best. The entrance is no indication of the hotel once you get up the stairs. We aren't sure why some reviewers comment harshly on the stairs... The location of this hotel is exceptional! It was a two minute walk to St. Mark's square (once we got oriented) which allowed us to visi - Location was perfect. Nice to be able to put all 5 of us in one room. Staff were very easy to work with and accomodated some special requests and made good recommendations for dinner, sight-seeing, etc.. - Great location-close to everything. Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place.

  The hotel is very well located. It is very close form the train station and a couple steps from the bus and taxi station. You can easily reach San Marco by foot and easily get back by boat.   We were very happy to have Francesco meet us and take us to the apartment to settle us in. The apartment was huge, very well equipped and really gave us all the room to move that we needed. The proximity to the boats and gondolas was a delight and really kept the children entertained for long periods every day. The location was superb. Our host Christiano met us at the water bus station and walked us to the apartment. We were in the 2 bedroom with balcony overlooking the canal. The apartment is huge, very clean and has everything you need. The air conditioning worked perfectly and there is a washing machine. The beds were comfortable. The location is perfec
