The best thing here is the receptionists. They were extremely helpful and courteous. Thank you very much Adriano and Massimo. There was no noise at all and I was able to sleep well. I don't know how it sounds in the holiday season, though. The hotel is not far away from St. Mark. You can walk or take take ?bus" to it. By "the bus" stop Academia is a small restaurant owned by a family from Tunisia. Amany was a great hostess there.

The location was excellent as expected however the staff at the front desk were extremely helpful...this was somewhat surprising after reading some poor reviews but very very welcome. - The Hotel was easily accessible from the Waterbus stop and near restaurants and bars. easier to find the hotel, remember it's very difficult to find
hotels in the small streets of Venice and it can be very difficult with
a small kid and a big baggage to travel in the crowded waterbus. The

Very friendly staff and clean room. Very comfortable beds .The breakfast
was also very good and on informing the staff I was coeliac before
visiting they were happy to accommodate me with wheat free bread free of
charge. The location was excellent a few minutes from the accadamia
bridge and waterbus. I would certainly stay there again and also
recommend this hotel.

Staff is excellent, always ready to please and help. Michelle speaks perfect English. Location is perfect. Although it is not on a canal, it's only 20 seconds walk to Grand Canal, 30 min leisuer walk to St. Marco's Squre, and 10 min walk to St. Lucia Train Station which is very convenient to us as we were travelling by train.

Elegant spacious rooms with attention to detail and good facilities. Spotlessly clean, with good quality toiletries and plenty of towels changed daily. This is my second visit to the wonderful hotel and it will not be my last! The location is amazing, only 1 bridge to cross with your suit case from the water stop, situated minutes from San Marco and the Grand Canal. As a solo traveller I walked back to the hotel well after midnight, to a warm and welcoming reception. Nothing is too much trouble

The staff were just brilliant, welcoming, friendly, helpful and they even kept their cool when our 5 year old spilt her yoghurt over their beautiful carpet at breakfast. The room was top class and very comfortable for a family of 4. The motel is in a top spot so close to all the action. P.S don't be put off by the alleyway entrance. We were initally concerned it was going to be a dinghy place but we were pleasantly surprised.
