  Excellent location and standard of room - delightful quiet part of Venice, very helpful staff - Umberto met us at the vaporetto stop and helped us get our bags to the hotel. The room was gorgeous with beautiful canopied bed and large bathroom all just completed.

  The staff were fantastic: friendly, obliging, and went the extra mile whenever we asked for anything. The hotel is small but our room was quite large. The whole place is well kept, comfortable and, coupled with the warm service, has a very homely feel. It is 2 mins walk to St. Marks Sq and about 4-5 mins walk to the Rialto Bridge.   Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). The hotel was spotless and breakfast plenty and delicious. They provided locked up baggage servic - The staff could not do enough for us and treated us like silk worms. Nothing was a problem. Directions, hints, tips and must see all explained thoroughly. I was nervous about getting from the airport on our own, but the directions were very clear and the hotel easy to find. The location was perfect between the Rialto and St Marco square-we couldn't have picked better! Very impressed with how friendly the staff are and how welcomed we felt.   The hotel is very well located. It is very close form the train station and a couple steps from the bus and taxi station. You can easily reach San Marco by foot and easily get back by boat.
