Very warm welcome, well equiped comfortable room, extremely helpful host who was a mind of local information and who seemed genuine in wanting us to make the most of our stay. The breakfast (which you specify the night before) was very nice. There was also free parking available right next to the guest house, which was fantastic.

we liked everything. We arrived on Fri 10th May and were made very welcome by Angela. We chose this because we don't like to be in the center of the big towns we visit. Even if it is a little bit far from the Edinburgh centre, the bus connection is excellent and at a few steps from the house. The Portobello beach is also close, a stunning place, really worth a visit.
Loved the host, very nice lady and very pleasant. Loved the stories she told me about the house. Very good recommendations also.

Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host
cooked all guests who were visiting for the rugby a great breakfast on
both mornings in h

A really welcoming atmosphere in this old-style house in the area of the
Haymarket station (West-End). You will have comfort, cleanliness and an
excellent scottish breakfast! Do not be afraid of the dog: Bracken is

I would absolutely stay here again. - Very courteous accomodating hosts, they were very flexible. Duly answered all our queries and made us feel at home, very quickly. Excellant customer service. It was very clean and the breakfast was beautiful. The staff couldn't do enough for you. Great for families as there was a fridge in the room. Great for couples or groups. friendly. They went above and beyond to help us with our trip and to
make sure we were comfortable with our stay. The breakfasts were great
and they even made other guest's meals that weren't even on the
menu!! They both work really hard and long hours and always have a smile
on their faces. They made the start of our trip to Edinburgh.

If you want to stay out of central downtown, are driving a car and take buses and tours, this works very well. Some signs of wear and tear here and there but it has the character of an older building which was exactly what I was looking for in Scotland. The downstairs sitting room with snacks and bar fridge a nice feature. Business office available.

The owner is very easy going, trying her best to provide you with the best living experience. Clean and comfy room which is more than I bargain for. I wish Abbotsford Guest House can appear in other countries so I don't need to spend time searching for a good hotel anymore. Breakfast is nicely made. I see no drawbacks at all! Totally worth it!
