The food was great and the single rooms were fairly large andcomfortable. The staff were friendly and helpful. hotel was excellently situated, clean comfortable room, freindly staff, recomend to anyone.The staff were very friendly and made us very welcome. Lovely room! The price was very good especially as it had extras such as sauna and swimming pool (although I didnt get the chance to use). The breakfast was tasty and well cooked . Apparently due to Wessex water works, there was first little cold water pressure en suite then no water at all to flush toilets. We were compensated by the manager. My only real concern was the the £12:00 themed Christmas/New Year dinner menu. The food was plated beforehand brought out as if from a conveyor belt and did not give any choice of vegetables. We ate out the second night!. As soon as the waitress got outside the dining room after taking our order, we could hear her shouting our order to the kitchen staff. The paper napkins on the dining table were very thin and of poor quality. I know these are only minor gripes but they would make such a difference if rectified. very hot in room during hot weather and if the windows were open it was noisy.The door paint colour didn't go with the wallpaper, which didn't go with the bedcover or the chair, which cheapened the impression of the place. Even simpler decor which blended would have looked nicer and felt cosier. But that was a minor observation. Car park too small. No lift. Very old fashioned decor. I thought the bed was very uncomfortable. Old fashioned and tatty in places, breakfast small and limited. The decor had seen better days and it was a little dark, but good value for money. Limited choice for breakfast. The bathroom was tiny, specially the shower space. Works better when it has large groups or capacity of guests. Big coach party no staff in bar. thin walls and creakt floor baords. The hotel felt old and in need of an update, I think the hotel was trying to be posher then it realy is, the room felt a bit stuffy and windows in the bedroom didn't open, the lock on the door was a pain in the but too, needed to jiggle the key about in the lock to get it to turn. the hotel pool was out of order, but it was the main readon I booked this hotel. Also, mainly full of older people, and not really for the children.perhaps not geared to younger customers. rather shabby decorations eg peeling paint in ceiling bathroom. the hotel seems to cater for mostly coach parties of senior years and this is reflected in the food menu and service which bearing in mind we were paying a higher rate was very poor and would stop us staying again in fact we would make a point of not stopping at a hotel that tries to cater for both markets as it does not work. hot weekend, but pool not open. Breakfast small and cold. Moody cleaning lady, slightly uncomfortable being the only young coupleas wasnt expected,. Considering that we (2 Adults) had booked for 10 nights the room was small and space for luggage and clothes was limited - car parking was limited for the size of the hotel. Room was a bit shabby.

By Car (from the ferry port at Fishbourne):
- Coming off the ferry at Fishbourne, follow the signs for Ryde.
- Stay on the outer ring road and follow the signs for Sandown.
- When approaching Sandown, you will come under the railway bridge, with a petrol station on the left-hand side.
- At the small roundabout, take the last exit before coming back on yourself, this is the Broadway.
- The hotel is at the top of the hill, on the right-hand side.
