    The location is superb! I was impressed with the variety of the breakfast selections. The hotel offered a 20% discount on the parking garage, which was only 1 block away from the hotel. - The staff went above and beyond. When they found out our 8 year old daughter was with us, they added a double bed for not extra charge.

    reception open 24/7 gave me complete flexibility in my arrival/departure times. Lucien on reception was very helpful and friendly. the room and its en suite shower and toilet were spotless. the bed was comfortable the room was a nice warm temperature. - friendly staffs,warmly bedroom and my friends and i all love this city~people are all very nice ... what people say » here

    I loved everything. With 9 people ranging from 11 to 78 yo, we booked two family rooms and one premium twin. Rooms were clean, furniture new -ish, bright, comfortable. Loved how toilet, shower and sink were all separated to maximize usage. Kitchen was the best: all stainless steel, clean, white dishes and utensils were plentiful. We also used the coin-op luggage storag - such a clean, well appointed hostel, fresh and modern with quality fittings. Really ipressed with the bathroom facilities in the dorm. Nice cafe on ground floor. Also easy to find and not too far from Princes St/bus/train stations. Plus there was no rowdiness from other guests. I highly rate this hostel

    Overall quality of the place was really high including most comfortable bed I have ever slept, so clean and big room).. John was at there when we need and he is very helpful, friendly and kind. After staying one day you feel like you are at home more than a hotel. Location is 15-20 mins to the center and 5 mins by bus which is really good. I will - Room was very nicely and comfortably furnished, inpeccably clean that it made me feel at home immediately. There were nearby bus stops but I had preferred to walk (about 15 minutes to Waverley Station). A large supermarket (Tesco) is 5 minutes away and so are a number of restaurants. I went on a day tour that set off early in the morning and John (the owner) gladly served breakfast earlier than usual for me, so that was great hospitality. The room when we arrived back was simp - Gareth was an excellent, charming and affable host. The room - 4- was very comfortable and tastefully furnished.(the 'detached' en suite was managed very well and we appreciated the robes) I have a thing about white cotton sheets and towels and Fraoch House gets first prize! Excellent! My cooked breakfast of smoked salmon, cream chees and bagel was delicious! Just right :-) My husband went for the full Scottish and he was equally pleased. All the other usual breakfast fare very well presented

    thought it was well worth the money and would definately use again - clean, nice friendly lady (only saw this one member of staff) but she was v helpful. room very clean and bed was comfortably but its a bit dated. The ensuite was tiny, The breakfast was very basic and cheap food, e.g wrapped cheese slices, white bread, cheap yoghurts,,,nice coffee... what people say » though.

    Everything about this place was great. It is student housing which gives you the feel of communal living with the option of having your own room if you want quiet time. My family and I loved it. The bed was comfortable with nice white cotton bed-linen. We stayed for 3 nights for the Festival and found it ideal to be so near everything + able to make tea etc.. in between shows!

    Smart at iQ, Edinburg was a very pleasant surprise for us. Perfectly located: less than 20 min walk to the castle and to the train station, bus stop for the airport right at the corner, restaurants and shops around. The room (studio) was quite big and all equipment you need if you want to prepare something in the house or if you need to wash somet... what people say » hing etc. – like “at home”. A perfect location for someone who wants to visit and move all day and have a proper and comfortable place to sleep. The - The apartment complex itself is very secure. The bedroom was clean, bright and well set out given the limited space. The bathroom, whilst also small had everything you need and unlike many higher rated accommodation I've stayed in hot water was available at all times and at a constant temp. The staff were very friendly and helpful especially to the many foreign visitors there for the festival.

    It is a little way out from the very centre, but a straightforward walk from the Guest house (takes 20mins) and there are loads of buses for £2.50 for a full day as many journeys as you like you can't really complain!     Location is excellent with loads of buses into the city centre but the local bars and restaurants in Leith offer a huge choice, plus the new shopping centre is only yards away from the front door of the hotel. It wasn't obvious that a buffet breakfast was included when I booked so this was a nice surprise too. The dog was welcome too, at no extra ... what people say » cost. Excellent value. - I first booked at the Waterfront but found out that there was one closer to the city center when I reached Edinburgh and managed to change the booking. I was lucky they had rooms available and for the same price as well. Its called Express By Holiday Inn City Center.
