To keep it in a nutshell - everything! We stayed in the triple room (Nr. 1) which is to the rear side of the building with garden view and very quiet. We left the window open all night. The room is equipped with a fridge, microwave, TV, etc. and tastefully decorated to the highest standard. The breakfast is superb and offers a wide range of choices and the owners are so lovely people. We felt at home from the first moment on and they've secured their place in my Top-5-list of Scottish B&Bs.
all reviews » Dave and Susan were the nicest couple, who made you feel friendly and at home in their beautiful Georgian style B&B in the city centre of Edinburgh. The B&B is conveniently located; it's a 25 minutes walk to the Royal Mile or a bus ride of 5 minutes. The breakfast was exceptionally well organised with lots of fresh fruits, croissants, yoghurts and cereals, and many different sorts of baked goods. I would recommend this B&B to everyone and if we return to Edinburgh, we will definitel. Very warm greeting from owners who showed us to our lovely room which had a microwave and 'a wee fridge' . There was biscuits and a jar of sweets in a room that had too many lovely touches to mention. The breakfast was continental but a great range of fruits, meats, cheeses and breads. We were easily kept going till lunchtime, which when you have growing boys is never that easy.The owners, Sue and Dave were very helpful and always had a variety of suggestions for days out or restaurants. we loved our stay there. 15/20min walk from princes st. The hotel is on a road with shops all the way down from the centre. very easy to get there. Dave was really welcoming, as was his wife. We stayed in the room called by others small. Ok it's not the biggest ever BUT the furniture, the way they managed to fit in everything with taste and all little thoughts to welcome you make this room perfect. The bathroom is small but very well organized, all brand new. All perfect , thank you. Great location. 10 mins walk to Pollack Halls. 20 mins walk into city centre. Close to Uni and City centre. Within walking distance of a variety of restaurants and tea shops. Very welcoming owners who go the extra mile to help. Great choice of continental breakfast. The hosts David & Susan are marvellous persons who don't know how to say "no" to their guests's requests. The guest house is distant enough from the hustle and bustle of the city centre, yet close enough to reach the city centre just by a small walk. The room is kept up to the highest standards of comfort every day. The quality/price ratio of this guest house makes it one of the best that I have ever been to. A lovely little guest house about a miles walk from the Royal Mile/train station etc. The host (Steve) is a very welcoming and amicable chap. Our daughter stayed at a guesthouse nearby, and the hostess invited her to join us for lunch "to start the day together". Very cozy room, tea/coffee facilities, nice view on the street, en-suite bathroom, mirrors... Good location. The owners bent over backwards to accommodate me with special mention going to the friendliness of them and they made such a big effort to provide a parking space and provide a special breakfast every morning.the room was comfy and clean. You can take a bus into the royal mile area right outside the home and they were very frequent. The couple running the business is the nicest and sweetest! Lovely abundant breakfast. Trying to find bad points in this guest house is like trying to find the needle in a haystack. Ours was the only room in the hotel without an ensuite - private bathroom across hall. It was a small nice bathroom, but it was annoying to have to bring the key everytime you needed the loo. A couple of fairly minor things: Twin bedded room rather cramped (really suitable only as a single, I think) Parking quite difficult - space limited and access from busy main road a bit of a problem. A little expensive for a room that size. The street was very busy and noisy. We wore ear plugs at night to sleep. Nothing!. Room bit cramped, a bit pricey for standard offered. More wardrobe space. The room was a bit too small. but acceptable. Confined space & bathroom; no milk for coffee in room after 1st day. small room. I booked this hotel thru letsbookhotel.com and I was charged with 20% VAT. As a tourist VAT is refunded at the airports. At the time of checkout when I demanded proper receipt from the guesthouse mentioning VAT charges , i was NOT given the receipt .... Rather I had to pay all the amount by Cash....inclusive of VAT amount - which had no legal proof / value.
