The breakfast was just amazing!!! Was better than any B&B that we have stayed at, very impressed. For what we payed, room was very basic and slightly on the small side. I still view this as a positive as we are realists and expect to pay for what we got, the room was slightly small BUT so was the price for this accomodation. Totally recommend for anyone who isn't worried about all the frills and extras but still want good quality accomodation. It suited us perfectly for two nights and could. all reviews »
The hotel was in a great area with plenty of restaurants and bars within easy walking distance, the hotel was easily reached on foot from both the railway and bus station.
The rooms were clean, comfortable had a safe at no extra cost and opening windows

The staff was incredibly friendly and helpful. The room was very clean,
and they provided books with lots of information about Edinburgh and the
surrounding areas. Wifi was free, which was a pleasant surprise! And the
breakfast had a huge selection and was very very good.
Very convenient location in relation to my work, and to access to the Royal Mile. The "hotel" is an Edinburgh University Dormitory -- clean, comfortable and well maintained. The breakfast is excellent and included in the price.

I loved my bed :) Linen was exactly as I like them - clean and soft like a gentle caress. I felt very cozy and comfortable. The room was warm and had all basic essentials that you need. Free wi-fi is great too.
Hassle free stay. Rooms basic but clean with good shower- ideal for our purpose of going to a gig nearby. Excellent breakfast and option of free parking at nearby campus made my stay great value for money.

The staff member we spoke to was very helpful. The room was clean, the bed was comfy, the hotel is only a short walk from the city centre, and there were tea and coffee making facilities in the room.
It is in a prime location next to many bus lines. Getting to other
places in Edinburgh was no problem. The price was good. The available
restaurants were very close. The Festival Theatre was close.
Staff very helpful when heating didn't work and brought a heater straight away. Breakfast beautifully cooked and fantastic choice of buffet. Small but very comfortable, would definitely use again.

The bathroom was very small and the shower is not surrounded on the
bottom, so the entire bathroom floor gets wet (though I expected this
from other reviews before I booked). It was also a little loud.

The room was far too warm. The hotel is in a busy area so it was too noisy keep the window open. Also, the room could really have done with a blind or curtain. The sun comes up very early and I was there to run the marathon so I would've appreciated a longer sleep.
The weather was hot and not typical for Edinburgh. The room has no air

Very good value for a basic level B&B with some good extras but free WiFi not much use as couldn't access internet connection at all.
There was nothing I didn't like about this hotel, I would book it again when visiting Edinburgh, it would be my first choice.
My only complaint is the small size of the room - I am not a slim person
- but that really isn't a difficulty otherwise.
The room was a bit small and we couldn't find a way to adjust the temperature, it was very warm and dry and the only way to cool down the room was to open the window for a bit.

1. The floor in the bathroom becomes very slippery when one uses the shower.
2. Heating level could not be changed - the room could be cooler.
Much too reduced bathroom place. A big person could not take a shower or
use the wc. For me ok, I am small and not overweight...

The shower wasn't separated. Didn't like it just being a hole in the ground because as quick as I tried to be, the water still spread.
When opening the room door there was an overwhelming smell of bleach, which we thought at first was good as it would be clean which the room was, but the bathroom smelled of urine.

It wasn't obvious where the reception was, the notice by the entrance said follow the signs but there were no arrows and I didn't see any signs. It was dark at the time so they would have helped. The next morning I met a couple in daylight who were also confused. I felt the price was a little bit high compared to other deals available in local hotels, £40 would be more appropriate for what the accommodation offers.
A bit of a walk to the centre of town but good value.
Rooms just a bit too cramped. Couldnt plug kettle in begind desk as no room to manouvre so had to plug in on other side of room and balance on chair so not very safe.
