Overlooking the beach and within easy walking distance of the town centre and pier, this AA 4-star character property has been welcoming guests to Eastbourne for over 170 years. One of Eastbourne’s original old ‘sea houses’, the dog-friendly Royal has recently undergone a complete renovation to provide comfortable, modern accommodation with free Wi-Fi throughout and flat-screen TVs. The building’s original features have been retained. Bathrooms feature heated towel rails, shaver points, fluffy white towels and complimentary Duck Island toiletries. Start each day with a healthy, fresh breakfast in the airy breakfast room. Choose from real ground coffee, freshly squeezed orange juice, a selection of organic yoghurts, cereals, homemade breads and jams. No English breakfasts are served. Soya milk is available.

The Royal Hotel is situated on the Marine Parade, on the seashore and offers wonderful views of the long sandy beach and the Pier of Eastbourne. My mother and I stayed in the twin room with the seaview on the first floor, which had a small bay area to sit and enjoy a cuppa whilst watching the sea. The room was newly decorated, with quirky leopard print bedside tables, which addead character to the otherwise traditional decor. all facilities are environment friendly, guests are supplied with go.

Perfect stay and good memories of Eastbourne. The hotel where you always want to come back. In the "Royal" you really feel like a "Royal" - especially, because the owner treats you like one - and of course your dog, if you have one! And after the BAYERN VICTORY OF THE CHAMPIONS LEAGUE at Wembley we really deserved it *****. The hotel was immaculate. The service was excellent,sea view room was lovely. I stayed for my birthday and had a fantastic time. The owners could not do enough to make our stay comfortable and we will be staying there again. Our hosts Eddie & Linda were very friendly helpful knowledgeable and went out of their way to make our stay enjoyable. Great central location to the beach, restaurants and shopping. Having to come home. Absolutely nothing. nothing. Nothing. Nothing. You need to check in by 20h00, which is difficult on a weekend trip. However, the manager was understanding and we were able to sort everything out. just short of some shelf space in the bathroom. the comfort of the bed and radio. Although not an issue for us, the stairs are not suitable for disabled access. room with ocean views are above the busiest street in town, noisy, also a bar two buildings down with outside seating noise. No air or fan, must be hot in summer was in Sept.. We stayed in view room with twin beds, was extremely small, layed out very oddly, old uncomfortable chairs, tiny bath, both beds next to the windows facing beach and busy street. no lifts, better off staying in Dover or Brighton. This is not an hotel just a guest house no hot food, continental breakfast extra, no public rooms. Can only use bedroom for sitting in.

At time of booking please give estimated time of arrival. Please be advised that there is a GBP 50.00 charge for arrivals after 20:00 without prior arrangement. Arrivals after 21:30 is not possible. Discounted parking is available nearby, but you must obtain a voucher from the hotel. The hotel's rooms are spread over 3 floors and no lift is available. Dogs can be accommodated upon request and subject to surcharge. If you are over-using the WiFi data to download movies, etc. an additional GBP 10 fee will apply.

Eastbourne also marks the start of the South Downs and the 100 mile-long South Downs Way, a popular route for walking, cycling and bird-watching. By Car:
- Take the M25.
- Join the M23 towards Brighton.
- Just before Brighton take the A27 going east, signposted Lewes/Worthing. - Follow the A27 towards Lewes and carry straight on to Eastbourne.
- As you approach Eastbourne, follow the signs to the seafront.
- When you get to the seafront continue towards the Pier.
- The hotel is just before you reach the Queen's Hotel and the pier.

By Train:
Eastbourne train station is a 10-minute walk or short taxi ride away. If walking:
- Follow signs down Terminus Road to the seafront.
- Turn left towards the pier.
- Carry on past Queen's Hotel.
- The hotel is a few doors down on Marine Parade.

Bus number 27 from Brighton stops outside the pier, less than 1 minute's walk away.

Parking:
Public parking is available nearby. There is a pay & display on the seafront opposite the front entrance, or in permit bays in surrounding streets. The Royal can supply parking permits for permit bays during restricted hours. There is also an NCP multi-storey car park in Trinity Place, about five minutes away.
