The location is excellent. There are a lot of shops nearby and the best is that you're near to the party area, night life and youre near to the train station.
The hotel consists of the complex of bars, restaurants, shops, very beautiful waterfall. Location is good, bus station is in 1 min. walk.

I would recommend to make a map of how to reach the hotel. Like directions with names of the landmarks. So, it will be easy to find the hotel.
The rooms are old and "used" that's why are a little bit dirty and shabby.
Old rooms, expensive food, nightly staff reception have a problem to speak English.
Air conditioning worked permanently, having no thermostat. I had to wake
up every three hours to turn it off/turn it on.
the staff attitude was a bit aloof, could have been a bit more friendly especially since they are thai people, and the restaurant was a little bit pricey for thailand.
They said they had a balcony, this was a strip of space outside the window - NOT a balcony. My partner had to perch on the air conditions or the window sill to smoke.
