  Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). We stayed in the Artist room which was neat, quiet and very clean, with a lovely view over the canal. The - In one word - Excellent. Location - perfect (near San Marco square, but on the small quiet street). Room - clean and cozy. Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. All together this will make your stay in this hotel perfect.

  Location, location, location. No luggage, walk from plle Roma or train station. Got luggage, take a water bus or come straight from the airport by water bus. All stops are close by. My wife and I stayed at B&B Aquavenice after a recent cruise (MSC Divina). Let me tell you, the cruise line can learn a few things about hospitality from this B&am... what people say » p;B. Maria Teresa (one of two sisters who operate the B&B) was so warm and welcoming. The décor was "so Venice", warm and charming. The entire fac - This is a wonderful B&B on the main walk from the train station. The sister's who own the property are very friendly and helpful. Although you are on a main street the windows are totally sound proof so unless you open them the room is really silent. It is easy to find if you take the Vaporetta to S. Marcuola (the Casino stop) You just walk through to the main street then left and watch for the numbers. There is a small brass plate with the name. Depending on your room the wireless might be

  Cynchia I believe is the name of the woman who runs the b&b and is so lovely and helpful. Our flight landed late at night and we noticed that it was past the check in time listed at time of booking. I called her and she said no problem at all and said shed meet us at the water bus stop to walk us I the hotel. Rushed to get room ready as we arrived early and gave us coffee etc while we waited. Gave us map of city and pointed out highlights re eating and main attractions. Room made up daily with nice fresh towels and water provided in fridge. The area situated although difficult to find first time round was really quite good and central to most things and the building itself was historic and nicely decorated inside, the lovely smell in the mainroom and
