Wonderful room, very clean, good air conditioning, excellent breakfast. The staff was very helpful, and spoke enough English to make things easy. We loved the location, away from the busiest crowds, yet convenient.Quite easy to find as the nearest canal's name is San Polo, friendly and professional staff, very helpful. Don't rely on street address (sestier San Polo is not a street!) or the directions supplied by the hotel. Once in the San Polo quarter (sestier), get yourself to the Santa Maria dei Frari cathedral (it's big and everybody knows it) and call the hotel (day or night!). They'll be most happy to deliver you from the wilderness. My only complaint was that the a/c wasn't on when we checked in so theroom was very hot when we arrived. It cooled down enough after severalhours with the a/c left on but it would have been so nice to walk into acool room after a long hot journey.Expensive for an American. no coffee facilities once breakfast was finished. Very very noisy street with backpackers/youth hostel next door. Poor breakfast. Very miserable breakfast staff. Not extremely personal service from the reception/front desk people (compared to the very nice and personable staff we had in Rome and Venice). The space in the room.

From Piazzale Roma:
- Walk along Rialto San Marco to campo dei Frari (5 minutes), continuing to campo San Toma (2 minutes).
- Turn left to Carlo Goldoni's house (famous Venetian comedy writer).
- From there walk for 100 meters.
From the railway station:
- Cross the Grand Canal over Scalzi bridge,
- Follow the direction of Rialto San Marco to campo dei Frari (5 minutes),
- Continue following direction of Rialto San Marco to campo San Toma (2 minutes).
- Turn on the left to Carlo Goldoni's house (famous Venetian comedy writer).
- From there walk for 100 meters.
By Boat:
From Piazzale Roma:
- Take public boat n. 1 (it runs every 10 minutes and is slow, but you have time to admire the palaces along the most famous waterway in the world) or n.82 (it runs any 20 minutes and is faster), to San Toma water bus stop,
- Turn right following direction Rialto San Marco.
Altogether the journey will take approximately half an hour.
