This B&B is located very closely to the train station (5 min. walking) and bus station (10 min. walking). Also the water taxi stop Riva di Biasio is only 2 min. walking distance. The couple Sergio and Marcella are very nice, friendly and accommodating. Breakfast is plentiful and delicious, prepared and served by Marcella in their little tiny kitchen. Also they let us keep the luggage in their house after checkout while we were sightseeing. Quiet area. Definitely would come back to this plac

We stayed in a 2/Bedroom 6 sleeper apartment which we found to be very spacious, well appointed and clean. The staff were very helpful. Being our first visit to Venice and having read that it was a little difficult to find (true as the venue is not well sign-posted), we called the duty manager from the nearest water taxi stop (S. The staff could not do enough for us and treated us like silk worms. Nothing was a problem. Directions, hints, tips and must see all explained thoroughly. I was nervous about getting from the airport on our own, but the directions were very clear and the hotel easy to find. The location was perfect between the Rialto and St Marco square-we couldn't have picked better! Very impressed with how friendly the staff are and how welcomed we felt. Location was about 10 mins walk from St. Marks Square. Close yet far enough away from crowds. Rooms were lovely.Ours was small but had view of canal while our friends had a huge room to make up for lack of view, I reckon! Personally, I loved room with a view. Staff very helpful and breakfast very tasty. All in all, great value.

The hotel room overlooked the lagoon and had two small balconies. It was a few minutes from the water bus stop so easy to find on arrival and also close to St Marks square.
