The hotel gardens and the surroundings are fascinating for an early morning stroll. Do eat in the hotel even though it's expensive as their executive chef menu is something to behold. Before our arrival we got informative e-mails how to find the place and they were very helpful.
Everything was good, the Rose room was very beautiful. There are total of three rooms and two bathrooms to share, which was totally OK. The bathrooms were clean and modern. Breakfast was basic - toasts, jams, cereal, yoghurt, coffee, tea, juice, fruit. Location is very good, about 200 metres from St Marks Square.
Fortunately there was the option to leave your luggage in the apartment and pick them up

We stayed at the Venice h+h for 5 nights and it was perfect! We decided
to spend an extra 100 or so euros to get an apartment instead of a hotel
room and we saved a few hundred euros catering for ourselves instead of
relying on the expensive restaurants of Venice.

We stayed in San Zuccaria which was a 10 min walk to St Mark's sq and Rialto bridge but still not in a busy crowded tourist area.
Overall -
Location was excellent - close to St Marks, Rialto and the water bus
stops at San Zaccarina. 5 mins walk from Coop supermarket and many
restaurants and take aways. The apartment was very nice and spacious
with two rooms and reasonably well renovated. Everything in venice
looks worn down from the outside but once inside, the apt was very
nice. Donatella and Elise were excellent hostesses and responded very
priomptly to all questions and queries. Definitely recommended. Btw
