The Bed And Breakfast In Florence is close to downtown and main train an bus station about 12 minutes walk, The rooms and bath room are not small. There is some good restaurant in a walking distance. The guy owning the place is very nice and helpful. Good location, around 5 min walking to old city center. Internet. Breakfast was arranged in a convenient way by handing us tickets for breakfast in a cafe nearby which we could use at a time of our choice (so no need to get up early!). The place was in the historical center of Florence, 10 minutes walk from the main attractions. no breakfast. No elevator!. To limited breakfast: only croissant, coffee and fruit juice in neighbourhood café with slot machines.I didn't like carpenter shop under the room witch start to work at 7a.m. I hadn't appreciated it was a room up a close. Area was not ideal for female travellers; a bit out of the way, found it rather isolated. I'm not sure why it's called Bed and Breakfast either as there is no facility for breakfast on the premises.There is no hotel staffs just one person in the morning for three hours and in the afternoon for two and half hours. Hotel staff is only available at 8:30am. Although you can call them through an "emergency phone number", it is still not very convenient.Hotel staff is boring. Parking is miles away. the entrance was not very clear and there were other propertys in building stairs to b and b very dim and dirty. no hot water for last 2 days. Although the room was spacious and impressive, it had a strange smell. The bathroom had a mold smell. The blankets were really old and they couldn't cover the big bed. The pillows and the mattress were not at all convenient. The heating was turned off at 23:00, so if you wanted to take a shower or if you were sick as I was, you were cold.

By Car:
-Take the A1 motorway and exit at Firenze Certosa.
-Follow signs to Via Senese and then to Via del Gelsomino and to Piazzale di Porta Romana.
-Following the road signs to Via Romana, enter the historical centre passing below the arch of Porta Romana.
-Once in Via Romana, the 3rd street on the left is Via Santa Maria and the bed and breakfast is at number 21.
-You can park here just to load/ unload your baggage: for this purpose the hotel needs to know your expected arrival in the historical centre and your car number plate.
By Train::
It will take around 15 minutes to walk from the railway station. Exit on the right of the station and walk along Via Santa Caterina da Siena then turn left into Via della Scala. Walk onto Piazza Santa Maria Novella then turn right into Via dei Fossi. At the end of the road, cross the Alla Carraia Bridge and go straight into Via dei Serragli to Via Santa Maria (about 350 metres on the left from the riverside).
By Bus:
From the train station:
Take the exit to the right and downstairs. Turn left and walk straight on until you reach the bus stop (50 metres). Take routes 36 or 37 and get off at Via dei Serragli, (bus stop Serragli 3). After 50 metres, on the 2nd left, is Via Santa Maria. If you prefer you can take a taxi (5 minutes).
By Plane:
From the airport you can either get a transfer previously arranged by the hotel on your request, take a taxi or catch the bus from the airport to the central railway station then change there for buses 36 or 37.
