  Location, quality of room, breakfast spread. Staff is very polite and friendly. This was my 2nd visit to Munich and 2nd stay at Regent as well.   I liked the large shower and space in the bathroom. It was very nice to have the coffee/tea making facility in the room and modern TV. Having A/C allowed us to keep the windows closed and kept the room quiet and restful. The breakfast provided was excellent.   The breakfast was great and staff at breakfast were very nice. Apples in the room were good. - Breakfast is very Good!! Room is very clean. Room is not big but it doesn't matter for me.
